The Skyrock Condos are only two blocks from the Texas Christian University campus in Fort Worth.

Close your eyes and think about where you lived in college. Did you enjoy the dorm experience?  How about an off-campus apartment up multiple flights of stairs?  Maybe you lived in a house during your college experience?

I started college living in a dorm room that might have been a 10-foot-by-10-foot square.  It was cozy, to say the least. (Especially with my potluck roommate’s 15 bottles of Chaps cologne … beats me why.)

I finished my four-plus years of higher learning by cramming five guys into a three-bedroom, one-bathroom house, which was a total blast.  I think I paid $350 per month in rent.  I’d do all of it all over in a heartbeat, too!

How Things Have Changed

Of course, these days, with colleges being so expensive and many students expecting a luxurious lifestyle, I doubt you find much for $350 per month.

Take the condominium at 2800 Sandage Avenue #104.  This is not what I would call a “college roughing-it experience.”  This luxurious condo of 1,731 square feet with three bedrooms and three full bathrooms, a mere two blocks from the Texas Christian University campus, is now the norm for college living.

When I have worked with parents of TCU-bound students, their main concerns for a dwelling is that it’s safe, has ample parking, and isn’t too far from campus.

How about a gas fireplace?  This condominium has that!  You say you’d like private, underground parking?  Not a problem — that’s part of the purchase price and monthly fees of $423 per month.

Can you cook Ramen noodles on a gas stove? Totino’s pizza?  Do they taste better?

Room Rental Rates and Resale

It’s pretty common to see rooms — yes I said rooms, not entire apartments or houses close to campus — go for $1,000 per month for TCU students.  Hey, if it costs $75,000 per year to send your kid there, what’s another $1,000 per month, right?!

With three bedrooms and three bathrooms, this property absolutely has the ability to command $1,000 or more per room!

One bathroom has a very large walk-in shower — probably as big as my first dorm room!

Another added bonus to this property is that TCU is only growing as a college. Demand for quality, near-campus living that is clean, safe, secure and stylish will remain high for years and years to come.  Either continue leasing for high amounts or sell to the next wave of TCU parents looking for the right home for their children.
