Have you noticed there are always certain neighborhoods where homes rarely come on the market, and when they do, they are immediately snatched up? Welcome to Trinity Heights.

Since its inception in the late 1990s by Village Land Partners, Trinity Heights and its homes have always been in demand. Is it the intricate details the developers implemented when they designed the property such as the street names spelled out in mosaic tile on the curbs? Is it the three-acre manicured park in the middle of the neighborhood? What about the over 20-year-old Live Oak street trees that have accomplished that nostalgic canopy by connected to their counterpart on the opposite side of the street?

Rarely will you see a 3-acre park in a new neighborhood – the land is too expensive these days.

It’s probably all of those and many more reasons homes rarely come on the market in Trinity Heights … and when they do, they don’t stay on the market very long.

Since 2020 days there have only been six homes listed and sold in Trinity Heights. Prices of the sales range from mid-$500s to $1.5 million.

If you’ve been sitting on the fence waiting for a home in Trinity Heights to hit the market, now’s your chance — 6620 Trinity Heights Boulevard is a 3,986-square-foot home built in 1999. It was a model home from one of the original builders when the neighborhood was first created.

With nearly 4,000 square feet, the home provides plenty of spaces and rooms to enjoy, and the home is one of the fortunate ones that face the Trinity Heights park in all its grandeur. Imagine stepping off your front lawn onto a beautiful field to walk, push strollers, ride bikes or rest on one of the many benches surrounding the park.

Not only is the home well situated in Trinity Heights, but it’s also a functional floor plan.

The primary bedroom suite is located on the first floor as is another bedroom. Hardwood flooring and brick tile are found throughout the home. A beautiful stone fireplace highlights the family room and kitchen.

All of the four bedrooms have hardwoods, as does the upstairs living area.

Cozy up to the stone fireplace in the family room.

If the park and the front yard aren’t where you want to relax, enjoy the large covered patio — and there’s even room for a basketball hoop and court on the driveway.
