New Construction in Brock Neighborhood Shows How Builders Are Capitalizing on Low Inventory

As the inventory of existing homes continues to be well below what’s needed to have a balanced market in the area, new construction is stepping up to fill the void.

What we have seen thus far in 2023 with interest rates rising is that existing homeowners are hesitant to sell their homes because 1) there isn’t a great landing spot for them, and 2) they’re in love with their low interest rate on the current home.

That’s where new construction can help in a big way.

A huge benefit of newly built homes is potential space that many existing homes don’t have…like a catch-all space for backpacks and shoes and stuff

Nationally, home builders are ramping up their production. It will not be enough to have a balanced market — that’s when there are enough homes to meet the demand on a monthly basis, which is usually a six-month supply of homes. Existing homes need to continue to become available for purchase, but new construction is a great option for many buyers out there these days.

Remember last week’s Tarrant County Tuesday when we highlighted why there are still homes that receive multiple offers? If you forgot the reasons let me jog your memory: location, price, and condition.

New construction is going to be more expensive than existing homes, more often than not. Plus, land is expensive, labor is expensive, materials are expensive, and, oh yeah, most building companies are not non-profit organizations.

Another benefit of new construction is that no one has ever used the primary tub or shower before.

However, some new construction still can meet the aforementioned criteria of a desirable home with location and condition. Thus we introduce you to today’s Tarrant (albeit in Parker) County Tuesday home of the week!

Residents in Brock want their community to remain a hidden gem.

Welcome to Brock, TX

Head west on Interstate 20 and just past Weatherford is the town of Brock. The town has been under the radar for the masses (and current residents are thrilled about that) but those in the know are familiar with what a wonderful opportunity living in Brock can be.

A mere 38-minute drive to downtown Fort Worth is nothing these days. With traffic getting worse and worse in the Metroplex, you can barely get from Fort Worth to Arlington in 38 minutes.

Brock is the place where you still know your neighbors — even if they are a few acres away. It is the kind of town where you wave your hand at the on-coming driver down the two-lane road. It’s the kind of town we don’t see much of anymore, unfortunately.

There’s a huge laundry room at 412 Royal Santana Drive.

Santana Ridge is an exclusive neighborhood — I’m told it eventually will be gated — where there are large homesites. The neighborhood will house a new Brock ISD elementary school and is even equestrian friendly. There are also some pretty amazing views from various vantage points in Santana Ridge.

The kitchen is open to the living room with beams on the ceiling and an impressive fireplace.

Located on a homesite that can either be two acres or four acres is a brand-new modern farmhouse. The home was built by esteemed builder LBK Homes and is recently completed. With over 4,000 square feet of living space, the home is spacious, luxurious, and has all the modern goodies that we all want in a new home. Inside are four bedrooms and four-and-one-half bathrooms and plenty of other rooms like a home office, game room, bonus room, and other spaces to do whatever you want.

There are two options for homesites at 412 Royal Santana. If you only want two acres the price is $1.138 million. If you want to be really wild and crazy, go for four acres and the cost is $1.32 million. Obviously, the best value is the four-acre option, but it’s up to you.

Open the sliding doors to the covered patio on those cooler autumn evenings, which will hopefully come sooner rather than later.

The Benefits of New Construction

Of course, being a brand new home means you won’t find any dust bunnies or dried pasta behind the range or any sticky grimy substances behind the refrigerator. Not only is 412 Royal Santana an elegant home, it’s built with the utmost energy efficiencies and the latest products to reduce energy costs and give you an enjoyable environment.

Don’t worry, no one has used that tub before. Whew!

New construction allows you to be confident that no one has lived in your home before you. No one has showered in the huge shower in the primary bathroom. No one has spilled red soda in the upstairs landing, and no one has let their pets roam and use the bathroom throughout the home unsupervised.

New construction has its advantages, that’s for sure.

Take the drive out to Brock and see what everyone is trying to keep secret. Enjoy the open spaces, clean air, and relaxed lifestyle that is found away from the big city. Enjoy a newly constructed luxurious home in an exclusive community. You’ll thank me for sure.
