Big front porches are social by nature, and a neighborhood full of them means homeowners who know each other’s names, kids who race across the lawns together, and a gracious, welcoming atmosphere.

Find that front porch lifestyle in North Oak Cliff’s Winnetka Heights, the city’s second largest historic district with 600 Craftsman-style bungalows and Prairie-influenced Four Square homes. Advertised in 1911 as “Dallas’ Ideal Suburb” by the Russell Realty Company, Winnetka Heights stands today as Dallas’ best example of preserved, turn-of-the-century housing.

Our Thursday Three Hundred at 416 S. Winnetka Ave. is a great example of a Winnetka Heights Craftsman, a 3-2 with 1,734 square feet, built in 1945.

It was listed Jan. 29 by Crystal Gonzalez with David Griffin & Company for $349,000. (There’s a broker open house this morning from 10 a.m. to noon, so hurry over and report back with your thoughts!)

The boundaries of Winnetka Heights are approximately Davis Street on the north, Willomet Avenue on the east, Twelfth Street on the south, and Rosemont Avenue on the west. This home sits next to empty lot looking onto the Jefferson-12th Connector, near 12th Street.

This bungalow offers myriad picturesque details, like that great front porch looking over an expansive front yard, big windows that flood the interior with light, wide-plank hardwood floors, and an arching doorway between the front living room and dining area.

As the Winnetka Heights Neighborhood Association notes, “Each home, be it two-story Prairie or bungalow, was constructed with the finest materials and craftsmanship throughout. All the houses had distinctive exteriors and rich details inside.”

A renovated kitchen is surprisingly large with cabinets and storage galore. There’s plenty of room in there for a big island, which would freshen its slightly dated look. (Painting the cabinets a lighter shade would do wonders, too. That golden oak color isn’t doing it any favors.) The good bones are there, though, and the reno installed granite counters and stainless steel appliances, including a gas range.

The three bedrooms are good sized, and carpeted, which may be a plus or minus, depending on the buyer. The master bathroom was updated to include a large corner bathtub, walk-in shower, and new vanity. The second bathroom is also new, now with a walk-in shower, new tile, and pedestal sink.

A large backyard includes an elevated wood deck, small shed, green space, mature trees, and is neighboring a greenbelt.
