Get a Kessler Plaza Address for Under $300K with this Updated, Totally Tempting Tudor

It’s tough to resist the charms of a Tudor, and our Tuesday Two Hundred is tempting, priced well under $300K.

This Kessler Plaza charmer, located at 2623 Marvin Ave., was built in 1941 and is one of the cutest homes on the block. It’s got two bedrooms, one bathroom, and 1,354 square feet full of original details, like built-ins niches, arched doorways, and an original fireplace. There are also plenty of well-conceived updates that will appeal to buyers.

It was listed June 3 by Diane Sherman with David Griffin & Company for $264,900.

This neighborhood is very much in demand for its North Oak Cliff location and appealing range of architecture. Here’s how the Kessler Plaza Neighborhood Association describes the area:

The southernmost of the “Kessler” neighborhoods, Kessler Plaza began development in the late 1930s. A drive around the area reveals a variety of architectural styles ranging from eclectic Tudor and colonial revival to 1950’s ranch style. One last parcel of land was developed in the 1970s, reflecting a contemporary mode.

While some of the newer houses are three-bedroom-sized, the area is noted for the distinctive collection of picturesque cottages. Most offer two-bedrooms with exteriors of brick, Austin stone or a combination of the two. Boasting unique gable treatments, distinctive windows, unusual roof dormers, wood trim and porches, each elevation is individual. Marvin Avenue and Tenth Street have the largest concentration of these cottages, many of which were built by the same contractor. Most have been well maintained or are being restored by a new generation of enthusiastic owners.

The area has a tranquil feel with wide, curving streets and tree-shaded yards offering attractive green spaces, belying the fact that the lots are urban-sized. This is one of those older Oak Cliff neighborhoods that has remained desirable over the years, while keeping a lower profile than its sister areas to the north.

Stylish updates to our Tuesday Two Hundred include a copper-accented bay window that adds loads to the curb appeal, designer interior paint, refinished hardwoods in an espresso color, plantation shutters, gas logs in the original fireplace, and dentil crown molding.

A soft palette of greens and creams leads to the updated kitchen, with painted cabinets in a becoming creamy jade. Some of the cabinets are glass-front, and there’s scads of storage. Appliances include a gas cooktop and there’s a breakfast area for more casual dining than the formal living room (although it would be hard to resist dining in a room with such great doorways and built-ins).

Off the second bedroom is a second living area sunroom that could work as a nursery, home office, sitting area, or dressing area — it’s a flexible space. The bathroom has charming pink vintage tile, including detail around the window that is marvelously maintained.

Finally, in back, updates include a privacy fence, landscaping, and a stone-paved patio leading to the hot tub, rounding out the amenities and making this Kessler Plaza Tudor a splendidly pleasing property.
