Hey, let’s just start this article with a simple phrase. Whoa.

As in “Whoa. That’s a lotta work.” “Whoa. These before-and-afters are really something else.” And “Whoa, the listing agent was also the intended contractor but then he had to hand it off because COVID-19, when he became a homeroom teacher. Literally.”

Like I said, it’s a lot of “whoas” but here we go.

Straight away, let’s hit it.

This is basically a new construction house for under $300,000 in an area where you’re easily surrounded by homes ranging from $450,000 to $600,000. The Santa Fe trail is super close and you can take that bad boy all the way to Deep Ellum or White Rock Lake, depending on your *mood.*

Coldwell Banker’s Jorge Villalpando, listing agent/almost contractor – we’ve covered that – hand-selected the details in this 1,020-square-foot home where one of the only things that remains is the original shiplap behind the new drywall.

And even though everything is new – plumbing, electrical, HVAC, etc. – Villalpando said it was really important to him that he stayed true to the era where he could. Like using a mahogany front door and sticking with gorgeous hardwood flooring throughout.

He did, however, mess with the floorplan.

And that’s a good thing. Originally, he said you’d enter the home through the secondary bedroom and that made no sense. He rearranged a few things and now you enter into a living and head right for the kitchen. Initially, this was a classic shotgun-style house and it still is, it just functions a little better.

Vlllalpando said that’s another thing he focused on – making every inch of this space useable.

“You might have homes that are larger, but not every square foot is livable and here it is,” he said. It’s thinking like that that separates him from some of his counterparts. At the end of the day, Villalpando isn’t a flipper, he’s truly a rehabber. “Or a restorer,” he added.

If you’re interested in the three-bedroom, one-bathroom house at 416 Graham Avenue, give Villalpando a call. He will be happy to show you around and give you the in-person “this used to be here and this used to be there” tour.

And his enthusiasm is, for sure, infectious.
