This Mod MidMod Over In Little Forest Hills Is Energy Efficient, Too

Oh hello. Built in 2015, this newer constructed home was created for the seller by Alan Hoffman of Hoffman Homes. Now Hoffman is pretty into energy efficiency and we’re going to get to that, but first let’s just take a moment to enjoy the design of this one.

Obviously, the seller is into midcentury (FURNITURE!) and that clearly influenced the architecture. This home is perfect blend of modern-modern and midcentury modern.

The angles and the architecture are a nod to MCM while the polished concrete floor, white Caeserstone countertops, and open-ish concept bring you right back to modern-modern.

The kitchen is a galley kitchen lined with sleek gray cabinets and under-undermount lighting. (Like under the bottom cabinets lighting the floor.) It looks cool and I’m sure it’s pretty handy when you stumble into the kitchen late night for CheezIts and a knock off of the boxed wine.

In the bedrooms, this has nothing to do with the construction, but I really like that she continued the color on the ceilings. Not everywhere (or maybe everywhere really since most of the walls and ceilings are white), but it’s a cool look nonetheless. And then again, an MCM nod with the wall color. Love it. Looks great against the period furniture too. And again, the polished concrete floors not only look nice but they’re low maintenance too and great at hiding the crumbs of the aforementioned CheezIts. (I’ve heard.)

Now I promised you a discussion about construction so here we go. Hoffman’s big thing is energy efficiency. Part of that is leaving the trees intact on a lot when he starts his construction. That’s why this house is surrounded by some pretty impressive pecan trees.

He also uses something called Fox Block Super Insulated Concrete Walls, which is essentially foam material that’s filled with concrete. What does that do? Well, it keeps your home very well insulated and keeps those bills on the low-low. Another way to reduce your bills? Take advantage of the four mini-split AC where you can literally adjust the zones in your house to keep the rooms you’re in, cool and the ones you’re not in, semi-cool.

Now if you know Little Forest Hills, you know the landscape is a big part of it, and nature and oneness in general. Good Ol’ Lakeland is no exception. It has a stunning screened in porch and a walking path covered in crushed granite out back. Now on that covered porch, consider this: White Rock Real Estate’s Mike Schmitt has this 1,846 square foot home listed for $749,000, but what’s not accounted for in the square footage? That porch which is basically a second living area for most of the year.
