I’m sure you’ve seen the signs in the front yard of homes sandwiched between Old Gate and Lakeland, sporting green lettering admonishing passersby to “Keep Little Forest Hills Funky!” Still, over the years as investors and newcomers have bought up the little cottages that line the hilly streets of this neighborhood, many of the homes have become more bland, more predictable, and decidedly less “funky.”

But this home at 9003 Groveland is bringing back the funk, y’all.

White Rock Lake Properties Realtor Mike Schmitt calls it a “beautifully renovated artist’s home.” I call this house “awesome.” It’s definitely bucking tradition in that it’s completely non-homogenous. But it is one of those homes that you just can’t stop looking at. Room after room, this home is more interesting as you walk through it. There are so many cool architectural details that your eyes will pop!

There are so many fantastic rooms in this home, all of which sport museum-quality wall finishes, making this home ideal for hanging your art collection. Heck! This home is a work of art itself! With huge windows, skylights, and amazing wood floors, you’ll fall in love over and over again every day as the light changes. It’s listed for $435,000, a fair price considering the area.

This home has plenty of room for your collection, and even a few human beings. There are four bedrooms, two and a half baths, and 2,046 square feet. This home sits on an oversized lot, too, at 100 x 160, so you’ll appreciate the views from your spacious back deck. I am not in love with the accent paint, especially in the family room area and one of the upstairs bedrooms, but it’s just paint. There are two staircases, one of which is a floating one in the front of the home — a cool juxtaposition on the turn-of-the-century brick fireplace in the living room. And would you look at that cool ceiling? It is so amazing and wonderful.

The kitchen has some updates, including fresh granite counters and a mosaic backsplash. There are some new stainless steel appliances, too, and a cool dine-in pass through that would be a great buffet for when you have guests. What you’ll love is the depth that the wood-paneled ceilings add to the space. It really makes the whole living area and kitchen glow.

There are two bedrooms downstairs, and an additional bedroom upstairs along with the master suite, which is on the small size at 15 x 12. The master bath features brand new tile and a jetted tub, as well as plenty of light from the windows nearby.

If you’re looking for a home that is in a fantastic neighborhood near a great neighborhood school (Alex Sanger Elementary), and super close to White Rock Lake, The Dallas Arboretum, and tons of great shopping and restaurants, this home is for you.

And boy, is it funky!
