This El Tivoli Place Remodel Looks Richer Than Its Asking Price

Dave Perry-Miller InTown’s Kent Frederick lives over in Oak Cliff and knows the area very well. His latest listing is in El Tivoli Place — which he properly pronounced and I made note of.

It’s a remodeled cottage, one of a handful in the area. Frederick said El Tivoli Place is a neighborhood that’s in transition. It’s not fully transformed yet. In fact, only about 10 to 15 percent of the homes over there are updated.

Frederick said there is still tremendous opportunity in El Tivoli Place and the prices are very reasonable. They’re mostly homes with two bedrooms and bathrooms or two bedrooms and one bath with approximately 1,100 to 1,300 square feet. The prices are in the high $200s and low $300s, much like this one.

Are you picking up what I am definitely laying down? Frederick knows his stuff. He’s the type of agent we all aspire to be — one that knows the neighborhood inside and out and can tell you just about anything you’d like to know.

He also knows remodelers, too, like the two that recently updated 1003 Avon Street.

Frederick said they’re Oak Cliff residents, too, which is part of the reason they have such passion for the area and do their very best to keep the integrity of homes they update. They don’t over update or overbuild or go around adding tons of square feet. That wouldn’t be right for the neighborhood so it’s a hard pass for these two purists.

Excellent Choice of Updates

What they do instead is peel back carpet and linoleum to reveal stunning hardwoods underneath, which is exactly what they did here. They refinished the wood floors and one of the only areas they were lacking was the kitchen. Frederick said they continued them into the classic, clean, timelessly updated kitchen and they did such a good job you can’t tell where the original floors end and the new ones begin.

Now, Frederick did say they added a little teeny bit of square footage, but it was for a good cause. They enclosed the sunroom and turned it into a light, bright, airy closet.

They updated the bathroom as well and it’s stunning. Frederick said they consulted with him every step of the way. All that fabulous finish out was a team effort. Frederick specifically called out the black marble on the generous shower floor saying it grounds the room (It does!).

Not only does the remodeling team know where to go for help with decisions, but Frederick also said if something doesn’t look right or isn’t up to their standards, they’ll take it out and start over. That’s the level of quality and dedication you find all throughout 1003 Avon Street.

Plus, it’s really cute.

The remodelers wanted to paint the brick, but Frederick was hesitant at first. However, he loves the way it turned out. The remodeling duo used a paint that absorbs into the brick and gives it a natural, matte look so it looks like the brick was always that color.

All three of these guys have obviously formed a dream team because the outcome isn’t cookie-cutter. It’s filled with charm at every turn.
