Well-Priced Home in Gated Westover Square Offers Luxury Living at an Attainable Price

Listings in coveted, secluded, Westover Square seldom come to market and it’s easy to see why. I mean who would want to sell? This gated community at the edge of Westover Hills, mostly developed in the 1980s, is a secure enclave of admirable houses with near-zero lot lines requiring minimum owner upkeep, with an association providing maintenance for the community and access to a common area pool.

Unusually, there are two properties currently for sale in Westover Square. One of them at 1809 Westover Square was covered on these pages seven years ago. This Friday we are featuring 1821 Westover Square, a 2,875-square-foot house with two bedrooms and two-and-one-half baths in this sought-after neighborhood.

The handsome residence, built in 1984, is discreetly nestled behind an evergreen boxwood hedge and mature trees. The design is contemporary with classical and Italianate elements. A Palladian window is tucked into a peaked broken pediment set with understated beige brickwork.

The central hallway is the axis funneling traffic to the main rooms on the ground floor with a welcoming wet bar on one side. The area is emphasized by a chevron-patterned oak floor.

Ceilings are 10 feet high except in the living room, where they soar to 12 feet. At one end is that window we remarked on earlier providing tree-top views. At the side, are double doors giving access to a terrace.

The kitchen features quartz surfaces including a waterfall island and the A-list appliances one would expect in a listing of this caliber. Extra illumination is provided by skylights and an atrium patio. The simplicity of the stained cabinets, oiled bronze hardware, and the restrained color palette is rather austere in aspect. I’d be tempted to jazz things up a bit but the essentials are all here so we are talking about cosmetic customization, not renovation.

The spacious primary suite features an oversized bedroom with many windows and access to a terrace, a bathroom with marble countertops, and a large closet.

The listing counts two bedrooms but there is a second study with an attached bath that could be modified to create a third bedroom.

There are two garage spaces. A monthly homeowners fee of $350 covers maintenance and access to amenities.

Martha Price of Williams Trew Real Estate listed 1821 Westover Square at $1.05 million, but this Westover Square property is already pending.
