Ask any builder and they will tell you that the most difficult product to design is the urban townhome with the master bedroom on the first floor.  It’s a tough nut to crack.

Most homesites in the Arlington Heights area of Fort Worth — walking distance to shops, museums, restaurants and the nearly completed Dickie’s Arena — measure 50 feet in width.  With a five-foot side setback from the property line you have about 40 feet of home.

If you want a townhome/duplex on the property then you are dealing with approximately 20 feet of width in which to find a space for — garage, master bedroom, kitchen, living.  It’s quite a challenge.

Master Down Is a Texas Thing

Having a property with the master bedroom on the main floor is a desire for the many in Texas.  For one reason or another Texans think that past the age of 30 that bedrooms should be on the first floor.  We are spoiled with so much land that we don’t realize that millions of people all over the world happily live in a home where climbing stairs to a bedroom is not a big deal.

The master suite on the main level is a big thing in Texas

The townhomes at 3910 and 3908 Bryce Avenue have cracked the code.  These brand new urban farmhouse townhomes not only look fantastic but have the master suite on the main floor.

By detaching the rear entry garage, there is plenty of space not only for the master suite but an attractive kitchen and living area on the main level.  Both townhomes also include additional cabinetry and shelving which give the rooms an impactful pop.

The upstairs of these homes is a large, secondary living area along with two bedrooms, a bathroom, and the laundry room.

3910 Bryce Avenue is already under contract. However, 3908 Bryce Avenue is available for $415,000 by Mike Garza of Briggs Freeman Sotheby’s International in Fort Worth.
