It’s great when a builder gets it right. For a moment I thought that this brand new listing was a remodeled ’40s-era bungalow. The author of this 2013 build resisted the relentless, knee-jerk “highest and best use” mantra — in other words, “let’s build a monster on a small lot” — and instead built an irresistibly charming cottage with the same footprint and style of its vintage neighbors.

Curb Appeal? No what you see above is not virtual staging or a computer simulation. It comes as no surprise that the current owner is a master gardener. The landscaping is stunning with mature trees, lush ferns, glorious hydrangeas, and carefully tended annuals. A small gabled opening directs the visitor to the entrance with an offset, semi-private porch.

There is a separate dining room that, in my opinion, could use the warming effect of curtains, but buyers will appreciate the installation of costly shutters.

Even the floors have the appearance of restored, vintage hardwoods. The floor plan of the nearly 2,000-square-foot, three-bedroom, two-bath house is fairly open. The living room has a gas log fireplace with. a stone surround.

The kitchen has all of the mod cons, including a huge undivided farmhouse sink — my favorite — stainless appliances, and an electric blue island. That stove is a Samsung 30-inch model that manages to accommodate two ovens that can convert into a large single oven. I have the cook-top that caps this range and can attest to its power and practicality.

The largest bedroom looks restful and dreamy with its oyster color walls and tray ceiling. It has custom shutters, as do all of the windows in the house. The attached bath has an elegant stone floor with a smart slipper tub and sleek glassed-in shower stall.

Who could resist the convenience of a wine cooler bedside table? Bath two is as glam as bathroom one with a black marble-topped cabinet and white marble floors. The third bedroom is currently serving as a home office.

The covered porch at back is anchored by a wood-burning fireplace. There is a semi-concealed two-car garage in front.
