Find Luxury Urban Loft Living on South Main’s St. Louis Ave.

The South Main project continues to fascinate and the ever-evolving story got the attention of both of Daltxrealestate.com Fort Worth writers this week. That’s really not surprising because the area is red hot with scores of new businesses — shops restaurants, and residential space reclaimed from warehouses opening or planned for which COVID, one hopes, is only a fading obstacle.

We last looked in here a couple of years ago with a walking tour to get a true feel for what was materializing in the flurry of investment encouraged by generous city abatements and streamlined permitting. The pace of development is nothing short of breakneck and yet at any given time there is a dearth of available listings with demand strong. Two properties on the market, of the caliber of the ones we are covering, is an atypical occurrence.

Loft living, once a rare living solution for a dense urban environment, has become so popular and has even morphed into an interior design “style” that has motivated developers to “manufacture” lofts in new residential projects.

The Dickson-Jenkins Lofts and Plaza is the real deal. The award-winning project located on St. Louis Avenue constitutes an urban village within an urban village. It is an amalgam of residential and retail space occupying a 1926 warehouse that once manufactured farm clothes — a perfect metaphor for Fort Worth’s past and present.

The 1,400-square-foot, one-bedroom, two-bath apartment on the third floor is pricer than recent sales of similar units, but the top-floor unit has been given a lavish top-to-bottom overhaul.

Luxurious floor-to-ceiling slab marble contrasts with rough cement ceilings. An undulating S form bar houses cabinetry on the kitchen side and forms an elegant marble-clad bar in the living area. Appliances have been upgraded including, and this is a new one for me, a Bertazzoni stove.

The dining area, with an illuminated wine wall, links the two living areas. The concrete floors in the unit have been re-stained. The second living area with an attached bath could easily be converted into a second bedroom.

The bedroom is larger than it appears, clocking in at 300 square feet. Floor-to-ceiling mirrored doors mask generous closet space.

The glam bath features marble mosaic tile in the open shower stall. Black slab marble tops the vanities. The second bath is as opulently appointed as the master, with large marble slabs covering the walls. It is a full four-piece with a free-standing tub and shower.

There is an HOA of $279 per month. The unit comes with two covered parking spaces.

Alana Long of The Urban Group at Williams Trew has priced 120 Saint Louis Avenue, No. 309 at $409,900.
