Impeccable Home in University West Sports Bespoke Updates

Let’s take inventory. Park Hill, University Place, Colonial, Tanglewood, Overton, and River Hills. Add into the mix Neiman Marcus jumping the West Freeway for Clearfork and you begin to ask is 76109 the new 76107? I’ve been wanting to write about a house in University Place for a long time but properties here rarely seem to come to market. At the Dirt, we like to stay on top of things, so when a listing in University West, at 2544 Boyd Avenue came on the market, 10 hours ago, we were on it.

Time and money. This property was listed less than two years ago for $675,000. Prescient to have bought then. Renovations, a plumb location in the Tanglewood school district, and a red hot market have nearly doubled the value of this home. And my prognostication?  That this property is probably conservatively priced and that it will move quickly.

Though 2544 Boyd Avenue may appear at first glance to be new construction, it was in fact, built in 1946. The glossy elephant painted walls in the living room certainly look up-to-date chic. Impeccable oak hardwood floors bind the ground floor spaces.

The floor plan of the 3,552-square-foot house straddles the past and the present. Formal living room and dining room are traditional designated spaces. But the kitchen is opens to a second, informal living and dining area.

The kitchen is sleek, spacious, pristine and thoroughly updated with premium surfaces, appliances and tile backsplash.

The kitchen, which inevitably will be the gravitational center of the house, overlooks nearly 1,000 square feet of living area with views to the back anchored at the end by a limestone-framed gas fireplace.

And, by the way, you aren’t seeing a staged property. The owner’s fashionable furnishings spring this 72-year-old home sprightly into the 21st century.

All four bedrooms are on the second floor. Two of the bedrooms are potential masters, with roomy attached baths and spacious custom closets.

I love the juxtaposition of old and new, which threads like a leitmotif  throughout the house. The cheerful original stained glass window overlooks a modish free standing tub resting on marble herring bone floors.

All of the three-and-one-half baths have undergone impeccable revamps.  One of the smaller baths has another unique moorish patterned window. Plumbing fixtures, materials and sconces are straight out of a shelter mag. ‘Move-in ready’ doesn’t really doesn’t do justice this flawless property.

At back is a covered outdoor living area. A detached two-car garage is discreetly parked in back.
