This is the best Mediterranean estate in Dallas. You know I don’t mince words when it comes to real estate, and it takes something special to register on my radar.

“It’s big enough for a pony,” was my parents’ catchphrase for a large property, and it’s spot-on. Three completely private acres in the middle of Dallas is considered a large property by anyone’s standards. And yes there is plenty of room for your pony!

Designed by a Sought-After Architect

I’ve always loved a good Mediterranean estate, and when a leading architect like David Stocker designs it, I love it even more. This home was a custom design and built for a family with two boys, and, of course, a pony!

Let’s talk about location first and why this is a great one.

This Mediterranean estate is on the north side of Cochran Chapel road — that means it’s out of the floodplain. That’s important to know if you are new to Dallas and not used to what we call “gullywashers.” The last thing you want to worry about is flooding.

You may remember I wrote about Dave Perry Miller’s Ryan Streiff selling mega-builder Robert Elliott’s personal home for $6.1 million. Lisa Blue Baron purchased it (and it’s not as large as this one).

Then Streiff sold the Mathes estate, as in Curtis Mathes the television mogul. It sold for $4.875 million in late May after six days on the market. It was a bit larger than this gorgeous Mediterranean estate, but with no secondary structures. It was also a remodel and expansion of a 1951 home and will require some significant updates. That property was also previously owned by Robert Edsel (Monument’s Men).

I think you see where I’m going with this. Cochran Chapel is drawing buyers that value space and privacy, and if you have a pony, you’ll love this estate.

Ready to Ride

The present owners had a pony on this property for many years and would ride down the street to a multi-acre city park and a creek trail. There is a 100-year-old barn that is part of the original homestead on the estate. It has power and includes a tack room and an adjacent corral. It’s nicely concealed in a shady spot of the enormous backyard and out of view from the house.

Stocker worked with Grant Custom Homes to bring this family their dream home. The fact they’ve been here since it was built in 2007 is another reason this is a great home. You know how often people move in this town. To stay in a home for over a decade, it has to be special and incredibly livable.

Space For Everything

This Mediterranean estate’s main house has 6,431 square feet, four bedrooms, four bathrooms, and a powder bath. But that’s just the main house. There’s also a casita with pocket doors that open completely to the pool. The third structure is a bunkhouse with electricity and has endless possibilities. Use is as a music or art studio or a terrific play area for multiple age ranges.

The main house has an upstairs owner’s suite and study because that’s smart. Seriously, anyone that values their privacy wants to be off the public floor. If you have your heart set on a ground-floor master suite, call Stocker, and have him design one. After all, you have over three acres! There is also a third level, which is a perfect area for your online learners this year.

The last thing you must know about this Mediterranean estate is that the present owners love to entertain. They had Stocker design this home with that in mind. I hear the parties have been legendary. Remember, you’re on over three acres, so you can call DJ Lucy Wrubel and have her crank up the tunes because your neighbors won’t hear a thing. After you recover the next day, you can relax by that gigantic pool or brush up on your short game on the putting green.
