PSW Plans Another Dallas Development, This Time it’s Near SMU

PSW is constructing a single-family development in North Oak Cliff called Bishop Heights. Homes will include green features such as solar panels and earth-friendly construction materials. The Austin-based company recently announced another Dallas development planned for an area near SMU.

PSW Homes is slowly changing the face of Dallas neighborhoods it seems, as the Austin-based builder buys up tracts in hot neighborhoods throughout our fair city and redevelops into eco-friendly and attractive housing. The builder just announced a second East Dallas development, a follow-up to the company’s Grove on Lovers Lane neighborhood, that will occupy a 7-acre site southeast of North Central and Mockingbird, replacing a development full of aging duplexes.

According to this story by Steve Brown at the DMN, the duplexes will be replaced by 68 single-family homes instead of the 34 two-unit buildings. Initial plans called for townhomes or apartments on the property, Brown says, but they will instead raze the existing structures and construct low-maintenance, energy-efficient patio-style homes, with three and four-bedroom floorplans that will target young professionals in the move-up market at prices ranging from just less than $400k to more than $700k.

Burt Zinser, a member of the Glencoe Park Neighborhood Association, said homeowners feel better about this proposal.

“The consensus has all been positive,” Zinser said. “It reduces the short-term renters in the neighborhood and brings in homeowners.

“This is certainly the best deal we have seen,” he said. “I think this will improve the character of the neighborhood.”

PSW is doing a handful of high-density new home projects in the Dallas area, including one on Lovers Lane near Northwest Highway. The Austin-based company’s homes are in North Oak Cliff, North Dallas and near White Rock Lake in northeast Dallas.

“There are a lot of buyers in this part of town,” said PSW Homes’ Adam Stetson. “Lovers has been a great success for us and the community with new construction in the $300,000 to $400,000 range.

“Adding the Glencoe Park location to the PSW product offering adds another amenity rich location with access to Glencoe Park across the street.”
