Using most standards from around the world, Dallas homes aren’t very old at all. Sure, you’ll find the occasional 1920’s property, but rarely anything older. This property is full of stories, and not just its own: the reclaimed maple hardwood floors were recovered from the former gym at the Hockaday School. Pretty cool.

With three bedrooms, two bathrooms, and 2,249 square feet on one story, this is a spacious townhome with luxe extras, like three-zone wiring for total house sound, including the front patio and courtyard.

In front of the townhome is a large patio looking out onto N. Collett Avenue. The roof was replaced in 2012, the water heater in 2014, and the home has an attached two-car garage, something you wouldn’t expect to see in a former grocery store-turned-residential property.

Keep warm with the two fireplaces, the first of which is in the living room, a fabulous room with soaring ceilings and a true urban feel. The second fireplace is a Pacific Energy wood stove in the kitchen that keeps entire home toasty in colder months and looks both industrial and funky. A surprisingly spacious dining area could easily accommodate a table for 12.

The master bedroom measures 13-by-15 and features an exposed brick wall and stained concrete floors. The second bedroom, currently used as a child’s room, also has a walk-in closet and hardwood floors. The third bedroom is big with a walk-in closet and hardwoods, but has some staging problems: bookcases cover two big windows — what a selling feature!

In the back of the townhome is the kitchen with doors that open to a deck (wiring for sound carries here, too). Maple-stained cabinetry, stained concrete floors, stainless steel countertops, a stainless steel gas range, and a 12-drawer island make the kitchen feel modern and sleek. A nearby utility room has room for a full-sized washer-dryer with plenty of open wall space for additional cabinetry. It feels a little unfinished in there, so the next buyers can make it their own.

This Munger Place townhome was listed Jan. 19 by Sean Hooper with Keller Williams Realty for $399,000.
