Parks and Amenities Plentiful in Manor Hill at Alliance Neighborhood

Just North of Arcadia Trail Park sits the community of Manor Hill, a North Fort Worth neighborhood developed in 2004 by Gehan Homes. A single-family neighborhood located near Alliance Town Center, Manor Hill at Alliance has been described on Nextdoor.com as a “walkable, family-friendly, quiet, peaceful, and clean,” community.

Resident Nona Wilkerson and her husband Will moved to Manor Hill back in 2012, and said they were drawn to the community for a couple of reasons.

“The school district (Keller ISD) and location of Manor Hill are what appealed to Will and me when we decided to build our home,” Wilkerson said. “Alliance Town Center, Presidio Town Crossing, the new hospitals and medical plazas being built in the area are what we really liked about the location.”

There are six public schools near the Manor Hill community, most of which are within the Keller ISD.  These include Bette Perot Elementary School, Heritage Elementary School, Vista Ridge Middle School, Timberview Middle School, Timbercreek High School, and Fossil Ridge High School.

Available homes in the community range in price from $329,000 to $455,000, with the median home price right around $390,000. These homes typically have three or four bedrooms and two or three baths, and typically range in size from 1,700 square feet to 3,200 square feet.

There are also multiple grocery stores and restaurants within walking distance of the community.

Wilkerson said that in addition to a number of local nearby businesses and retail venues, the Manor Hill community itself has its share of activities it offers residents throughout the year.

“Our HOA holds all different kinds of neighborhood events at our community pool and rest/playground area,” Wilkerson said. “They hold holiday events that include everything from food trucks, to grilling out, fireworks, movie nights and even have an annual community garage sale.”

Arcadia Trail Park, which is located just south of the Manor Hill community, is 217 acres of parkland divided by Basswood Boulevard into Arcadia Trail Park North and Arcadia Park South.

According to Visitfortworth.com, the park offers picnic tables, eight playgrounds, three tennis courts, soccer fields, walking trails, hiking and biking routes, and a disc golf course.

The neighborhood is bordered by Arcadia Trail Park North to the south, North Riverside Drive to the west, Spencer Street and Silverwood Trail to the north, and Golden Sunset Trail to the east. The Manor Hill community is also within 10 minutes of I-35 and Loop 820.

Wilkerson said that she and her family would strongly recommend the neighborhood to potential homebuyers because it provides many of the qualities that families find desirable.

“Manor Hill is a quiet, safe, inclusive neighborhood with friendly neighbors,” Wilkerson said. “The neighbors all seem to take pride in keeping the neighborhood clean and helping each other out when needed.”
