Older, established neighborhoods and affordable housing are rarely uttered in the same sentence these days. Is this a starter home? An investment opportunity? Buy and hold for your TCU student children? With its choice location and appreciation potential, this sweet 1,200-square-foot cottage ticks many boxes. Prospective buyers shouldn’t hesitate. This listing has been live for one hour as I write this, and listings in this area don’t linger for long on the market.

Technically this two-bedroom, one-bath bungalow sits in the middle of Frisco Heights, a designation mostly unknown to me till today. Most Fort Worthers would refer to the neighborhood as Forest Park. At this point, Forest Park Boulevard is a one-way street and rather busy — a bit of a drawback. But, with its corner orientation, and the garage technically on West Robert, most will enter from the back, passing through a spacious backyard enclosed by a tall privacy fence. With its convenient location and proximity to TCU, the area remains hot. Investors have been snapping up these vintage cottages for the lot and building up. This property has appreciated approximately 40 percent in the last five years.

Though small in square footage, rooms are full scale and amply proportioned. Notice the size of the large wood-burning fireplace, symmetrically sandwiched between north-facing windows. The 1942 cottage has been updated in many ways and is truly move-in ready. Hardwood floors are in impeccable condition. Windows are double glazed for energy efficiency.

The opening between living and dining rooms appears to have been expanded for a modern, open-concept feel. Lighting has been updated as well with recessed cans in the living room and a handsome chandelier in the dining room.

And the compact kitchen has been made workable with a new strapping, stainless steel, gas range and full-size stainless refrigerator with French doors. The pantry maximizes space with handy sliding shelves.

The spacious bedrooms have ceiling fans and closets that have been refurbished for efficient, modernized storage. The one shared bath has been rejuvenated with white subway tile in the shower/tub.

A restful study lies off of the second bedroom. Other improvements to the property include a new roof, tankless water heater, and sprinkler system to service the extensive backyard. A winding walkway leads to the fence gate. There is a door giving direct access to the detached two car garage inside the fenced area.

Tempting? You might want to pass by for the open house this coming Sunday, from 2 to 4 p.m.
