Quaint Cottage With Well-Done Updates is a Berkley Place Plum

Long gone are the days when a bargain could be found in the neighborhood of Berkley Place, a pleasant mix of imposing pre-war manses and quaint bungalows, a common element I find endearing about the old Near South Side neighborhoods. Mistletoe Heights, Park Hill, and Ryan Place all constructed impressive villas on a grand scale, but felt comfortable cohabiting with smaller neighbors.

“For Sale” in Berkley Place these days is rare, and properties don’t stay on the market long. So hats off to boutique realtor Mandy Eliot, operating under the Keller Williams umbrella, for landing this plum listing at 2229 Stanley Avenue. Normally  specializing in newer parts of Tarrant County like Colleyville, this is Mandy’s second listing in the historic neighborhood, having recently closed a house down the street. The three bedroom, two bath cottage is graced with curb appeal.

Incredibly, the 1927 build had only one owner before the last owner gave it an update. Oak hardwoods have been meticulously restored and the floor plan opened up a bit without compromising character.

And taking down the wall dividing living room and dining room certainly gives the 1636 cottage a spacious feel helped by large symmetrical windows on the north side. The chandelier is original to the house.

If the renovated kitchen lacks anything, I can’t find it. White quartz counter tops, undivided farmhouse sink, and massive six-burner range are a chef’s dream.

Bedrooms are larger than might be expected in a house of this size and closet space isn’t bad for a house of this vintage.

The master bath features quartz counter tops and an ample open shower stall with two shower heads.

The second bath has a more period feel with its basket weave floor, subway tile and its original, refurbished, long tub.

Given the extremes of North Texas weather, closing in the back porch probably makes it more useful for more of the year.

A detached single garage in the back adds additional storage. Mature trees shade the backyard. Mandy Eliot is offering 2229 Stanley for $399,000.00
