Lease of the Week: Lofts at Sylvan | Thirty Are Accepting Applications Now

Sylvan|Thirty is the next big thing in West Dallas. It’s a live/work/play new urbanism center that is already drawing some great tenants, including Cox Farms, Teiichi Sakura’s “Ten” ramen restaurant, wine bar and cafe Bottega Italia, plus many more shops and restaurants.

If this sounds like a the spot for you, Sylvan|Thirty is now accepting reservations for their 201 loft-style apartments, which range from studio residences to three-bedroom units.

The units, which will be finished toward the end of summer, feature “high-end, modern design” from Dallas interior designer Paul Duesing, who has created inviting spaces in resorts all over, as well as luxury hotels.

“Paul and his design team have an unparalleled reputation in the hospitality industry that spans more than 25 years. They are considered pioneers in bringing an lifestyle-focused approach to properties on a unique, personal scale,” said Brent Jackson, president of Sylvan | Thirty developer Oaxaca Interests, last year. “We chose Paul and his team because they always stay true to the local environment in their approach and understated style, no matter where the work may be. His attention to all aspects of the project, even down to the smallest of details, and his use of local artisans and materials shows his commitment to our neighbors and to those who will ultimately choose to live at Sylvan|Thirty.”

Units feature granite countertops, wood-style plank flooring, polished concrete, and espresso wood cabinetry, all with chrome hardware. Each unit has a walk-in closet and private patios or Juliette balconies.

The-Sylvan

The floorplans, which range from the 592-square-foot “Sylvan” to the 1,409-square-foot “Trinity,” make the most of the incredible views to be had from this site, which overlooks the Margaret Hunt Hill Bridge, downtown Dallas, Oak Cliff, and the parks within Sylvan|Thirty. I love that the floorplans have been named after popular thoroughfares in Oak Cliff and West Dallas. Very clever!

There are tons of great amenities, too. You get access to a plunge pool with sun deck and al fresco grilling station, free wifi in common areas, 24-hour state-of-the-art athletic club, dry cleaning delivery service, full concierge services, and a private club lounge with gourmet kitchen, according to the press release.

The-Trinity

As far as pricing, rents start at $875 for a studio, $925 for a one-bedroom unit, $1,475 for a two-bedroom unit, and $2,725 for a three-bedroom unit. Personally, that feels a bit steep to me, but perhaps I’m off the mark considering the amenities and construction. (Cooper Smith Koch, who handles PR for Sylvan | Thirty, says that The View at Kessler Park and The Bell at Bishop Arts are two comparable apartment developments and are similarly priced.) Still, that is close to what you’d pay for a comparably sized existing apartment in the Uptown/Oak Lawn area in some cases.
