Lakewood Dines and Kraft House Offers Historic, Estate Living in Prime Location

Shortly after the completion of Lakewood Country Club in East Dallas, a house appeared to overlook the rolling fairways with downtown Dallas as a backdrop.

Built by premier Dallas developer Dines and Kraft in 1924, the house at 2203 Cambria Blvd. in the Lakewood Conservation District offers incredible estate living and it is our Inwood Home of the Week. It has four bedrooms, three full bathrooms, one half bath, two living areas, two dining areas, and 3,849 square feet on two stories, as well as a small basement and walk-up attic space on 0.44 acres. There’s even a guest house in back.

“When you look at these homes built in the 1920s, you have to understand what you are getting — they have so much more to offer than most of the new construction on the market because you simply cannot build this sort of quality today as it’s not cost effective,” said Karen Eubank of Eubank Staging who helped prepare the home for sale. “So to be able to purchase a flawlessly maintained home from the ’20s, my goodness, everyone who wants a home in Lakewood should be beating down the door!”

Tasteful and era-appropriate updates delight throughout the house, which was on the Lakewood Home Tour a few years ago. It’s sure to please homebuyers looking for a property with character and high-end features. Bonus for families: this house is in the attendance zone for Lakewood Elementary.

This property offers a great value for the total package, from the panoramic views of the country club to generous room sizes, says listing agent David Bush with David Bush Realtors.

“This is for a buyer that appreciates and values the architectural integrity that the house has and its fine craftsmanship,” Bush said. “The sellers did an amazing job with their one-year restoration from 2001 to 2002 and it’s a beautiful blend of old and new with large living areas.”

The grounds are large and landscaped with a porte-cochère and drive that exits in the alley via an electric gate. The roof is a slate tile. Attached to the two-car garage, guest quarters with a kitchen and full bathroom, measuring 456 square.

Inside the main house, find pristine hardwoods, a Batchelder tile fireplace in the front living room, and arched doorways and windows, and sophisticated formals.

An empty house is a sad house and Eubank helped bring vibrancy to the property with staging that honors the aesthetic.

“I was asked to stage the main living areas to appeal to the buyer demographic,” she said. “I have to say how smart the sellers and the Realtor are to recognize that when a home has a personal look, it’s so important to appeal to the buyer base with appropriate updates and staging.”

The eat-in kitchen is open to a living area and features high-end appliances, like a built-in refrigerator-freezer, wine refrigerator, commercial-grade gas range, and double ovens. There’s also a large center island, granite countertops, a walk-in pantry, and butler’s pantry. If the breakfast area isn’t large enough, saunter to the formal dining room for an elegant setting.

The beautifully reflective hardwoods extend to the bedrooms, staged to show off family life and a home office. Anchoring the master is a fireplace — one of three in the house — and its large ensuite bath offers a clawfoot tub, walk-in shower with frameless glass door, and plenty of space for storage and getting ready. Other bathrooms are tastefully appointed with elements like beadboard, penny tile, pedestal sink, graphic vintage-look wallpaper, and updated fixtures.

“What I love, as a parent, is the design of the master suite,” Eubank said. “It is truly private — down a hall from the children’s rooms.”

The walk-up attic on the third level could be finished out as a game room as it offers lots of space.

It’s a perfect home for entertaining, from the formals to the sunroom and backyard.

“There is no better location for the Fourth of July, as you not only have views from every window to the Lakewood Country Club fireworks, but you also have a balcony view,” said Eubank. “The yard is absolutely huge, so if you have children and want Lakewood Elementary, this is definitely the perfect home for a family.”

This Dines and Kraft home was listed April 6 for $1.299 million.
