Farmers Market Loft Has Huge Footprint, Stellar Views in Historic Downtown Building

Lofts tend to feel big because of high ceilings, tall windows, and few interior walls dividing up the space. But today’s Thursday Three Hundred really IS a big space—2,296 square feet with polished concrete floors, exposed ductwork, and huge iron windows that hinge open.

Unit 208 at 2220 Canton St. is located near the downtown Dallas Farmers Market in the historic Olive & Myers Furniture Company Building, constructed in 1925. Now called 2220 Canton, the building was renovated for residential living in 1996 by Corgan & Associates (same folks who did the Adam Hats Lofts nearby in Deep Ellum).

Their beautiful work won a Building Design award from the Dallas chapter of the American Institute of Architects. It is one of the few remaining examples of factory architecture in downtown Dallas and the property is now listed as a City of Dallas Landmark.

Not only does 2220 Canton offer an incredible location in the southwest part of downtown, check out that view from the rooftop pool deck above. Wow. Residents have access to a concierge during normal business hours, as well as a fitness center in the building and 1/3-mile walking track on the roof.

This unusual loft is newly listed by Holly Bock at Briggs Freeman Sotheby’s International for $390,350.

This neighborhood is totally walkable, with a score of 87 out of 100 (“Very Walkable—Most errands can be accomplished on foot”) from walkscore.com. Residents can hoof it to nearby Deep Ellum, the Dallas Arts District (including Klyde Warren Park and the Dallas Museum of Art), and Dallas Farmers Market. The Green, Blue, Red, and Orange DART Light Rail lines are nearby, too.

The interior of the loft is a huge blank slate, with crisp, white walls and exposed beams. The kitchen is newly renovated, with stainless steel appliances, including double ovens, and a breakfast bar.

This is one of the units at 2220 Canton with a patio with iron deck, pictured above. It also comes with one parking spot.

The HOA fees for this unit are on the high end, at $854 per month, and include blanket insurance, gas, maintenance of common areas, management fees, trash, and water/sewer.

Even though it’s 2,296 square feet, this unit is technically a one bedroom, 1.5 bath. That master bathroom is pretty swanky, with a frameless glass shower, separate vanities, soaker tub, and marble tile on the floor and walls.

Management shows movies on the roof of 2220 Canton, and residents gather for a holiday party and other social events, too. Another unlisted amenity: The Deep Ellum Bark Park Central is one block away, if you’ve got a four-legged friend.

The size and location of this Farmers Market loft make it an unusual property on the market, and will likely see a swift sale. Stay tuned for another great find in next week’s Thursday Three Hundred!
