This Lakewood New Construction Has It All, Including Location

Tucked down in Lakewood, there’s a sweet spot of a neighborhood where you can hit Whole Foods, Orange Theory, and The T Shop to the East. Or you can take your little walking sticks west and wind up on Greenville for some of the most incredible restaurants (Desert Racer!!), shops, and venues.

There in Lakewood Heights, there’s a fabulous little pocket of older, custom homes. Most of them Craftsman, all of them charming. Now, there’s a new Craftsman-inspired house on the block that was designed meticulously to be sure it fits the existing character of the neighborhood. From award-winning builder Jeff Dworkin – he’s d’workin’ it – we present 6131 Richmond Avenue.

When we say award-winning, we mean it. JLD is a repeat D Magazine’s Best of Builders and one of Daltxrealestate lauded Hot Builders, which is an invitation only list of Candy’s best and most trusted builders in the Metroplex.

We talked with Dworkin about this amazing new build (and all of his homes) and the one thing that comes through is his obvious passion for creating houses that fit in with the neighborhood and have all the charm plus every modern convenience you can imagine.

“We try to add something new to every home we build. We listen to past clients for ideas of what to do differently and we make it happen,” said Dworkin.

With 6151 Richmond, they nailed it. Downstairs, in the grandest master bath (with a closet the size of most rooms), there’s a docking drawer. A what now? A drawer where you can plug in your Dyson hair dryer, electric razor, straightening iron and every other conceivable get-ready device and LEAVE THEM PLUGGED IN because the drawer only powers on when it’s open.

In the same en suite, you’ll find a shower with dual showerheads – one rain for when you want to recreate an R&B music video and a regular in wall showerhead for when you’re not up for a Grammy. And it’s so big, you don’t need a door or as Dworkin says, “One less thing to clean.”

There’s a generous study downstairs as well and – get this – a separate pocket office off the kitchen. That means if you’re, oh, say, quarantined, two people can work from home (or school from home), each with their own privacy.

The details of this house are endless, but unfortunately this column is not, so let’s do a quick hit of everything else that makes this so special…

  • Energy Efficiency – If you’ve ever debated old vs. new, here’s the hugest plug for new construction. This home has a Home Energy Rating System (HERS) score of 52. It’s incredibly efficient and on average (even during basically all ten Texas summer months), your electricity bills will be $150 OR LESS. If you factor that monthly bill in as an extension of your mortgage, think of how much more house you could buy!!
  • Pool Ready – The lot at 6151 is deep and because JLD routed all the major utilities around the perimeter of the yard (instead of right down the middle), you can plop a pool in tomorrow.
  • That Quartz – With COVID, there’s been a serious shortage of some building materials, but not over on Richmond. The latest quartz graces every countertop.
  • Modern – In the half bath downstairs, they used tile with a concrete-look and a black faucet for a thoroughly modern feel. “On the exterior, it’s pure Craftsman, but inside it’s a mix of transitional and modern.”
