Despite Its Sad Story, South Dallas Stunner Has Lots of Options And Income Potential

Okay, sit tight, we’re going to start out on a sad note, but we’re going to turn it around REAL quick. It’s the story of this house near the South Boulevard/Park Hill neighborhood and the man who set out to revitalize South Dallas through his company, 2 Kings Development. His name was Kirk D. Myers and he was dedicated to creating updated and affordable housing in South Dallas.

This was the final home his company was working on when he passed away earlier this year. His Realtor and friend, Ebby Halliday’s Isaiah Poole stepped in to complete his vision and y’all, I’m pretty sure Myers would be incredibly proud.

Spread Out in The Primary Suite

This 1935 taupe gray cottage with cream trim and terracotta fascia is adorable on the outside and so modern on the inside. It’s a three-bedroom home, but Poole said it works better as a two-bedroom with an office. Now one of those bedrooms takes up the entire second floor – it’s the primary and it’s HUGE.

The ensuite bathroom has dual sinks and a soaking bathtub that’s surrounded by windows. Poole said a lot of the hardware in the home skews masculine, so he balanced it with more feminine light fixtures like the bubble globe chandelier in the bathroom.

A Customizable Space

Downstairs in the kitchen, he blended masculine with feminine in the kitchen with chunky hardware in a matte brass. Just one quick note about the upstairs primary – there’s a closet that could likely double as a second office.

In the kitchen, the mosaic tile has a little shine that’s balanced with a gray grout. Now you’ll notice there aren’t any appliances and that was intentional. Myers wanted to create a kitchen that could be customized to the new owner’s taste. It was designed to accommodate a slide-in range or a flush stove top with an oven or even an oven and convection oven combo.

A Bonus Home

One quick shoutout to the flawless hardwood floors and then we’re headed out back to the final feature that sets this one apart — a studio apartment. It’s finished out with a kitchen and bathroom and would be perfect for a multi-generational family looking for a little separation. Or you could use it for rental income. The choice is yours.

Poole has 2514 Warren Avenue in South Dallas listed for $399,900.
