This Park Hill Time Capsule With a Full Basement is Priced to Sell

It’s more often the case than not that a place name bears little relationship to reality. Not to pick on the city to the east, but Forest Lane? Walnut Hill? However, Park Hill, one of our favorite historical neighborhoods, embodies its moniker. Deep setbacks with mature trees and its position on a bluff over the Fort Worth Zoo give the enclave a sylvan, parkland ambiance.

Just listed three days ago in the very desirable historic neighborhood, 2331 Medford Court E. is a time capsule not of the era in which it was built, but rather a snapshot of Better Homes & Gardens circa 1975. It’s so impeccably cared for that the furnishings appear to have been installed yesterday and the interior looks like a movie set for a period film. It’s the only reason I can find for the 1928 build to have a 15 to 20 percent discount per square foot compared to other Park Hill listings.

This 3,550-square-foot, four-bedroom, three-and-one-half-bath house is listed at $366 per square foot, which is well below the $430 per square foot median for the area. Some Park Hill listings are priced at more than $500 per square foot.

The exterior is certainly handsome, conceived in 1920s-era Mediterranean style and sporting a lovely tile roof and Tuscan-style tower chimneys. Plus, it’s beautifully situated on a larger-than-average lot. Inside, the house has many of the delightful details one expects to find in Park Hill, such as arched openings, high-quality millwork, high ceilings, and carefully balanced spaces.

I rather love the retro flashback decor, which is clearly executed with taste. Curtains coordinate with carpet and scale in upholstery and the pair of lamps is carefully respected. Now about that green plush carpet … I’m almost certain it has been protecting near-perfect hardwood floors these many years.

The house possesses two wood-burning fireplaces. Beyond the living room is a spacious dining room.

The eat-in kitchen is worthy of an upgrade but is perfectly serviceable with a gas range.

All four bedrooms are on the second floor. The baths are charming if simply executed in a 6-by-6 white tile with trim details. two have paired arch windows with leaded glass.

The rambling backyard is a true delight with its verdant terraces and bluff views. Of course, there’s a surprise waiting in the inventory of extras, which includes a full basement with a bath and windows.
