This Irving Home Was Renovated by an Architect And it Shows

Irving, I didn’t know you had it in you, but just look at this little stunner.

It’s a 1971 home that’s been completely redone. And if you’re like, “Dang, that looks REALLY good,” it should. One of the owners is an architect and he did it all. New water heater, new HVAC, new electrical panel, limestone on the exterior, shaker style cabinets, updated countertops, flooring, everything on the interior. It looks amazing. Like a-maz-ing.

It’s no wonder Dave Perry-Miller’s Lindsay Howard said there were 25 sets of people that came through the open house this past weekend. Several of whom made an offer.

The fact that 25 sets of people went through an open house in Irving really kicked off a whole conversation.

Traditionally, Irving isn’t as sought after like some other Dallas-area suburbs, but Howard said that due to its proximity to downtown Dallas, Dallas/Fort Worth International Airport, and Las Colinas, she feels like it’s gaining in popularity.

Howard said this neighborhood in particular, Cardinal Village, is right outside of Las Colinas, so you get the location without the HOAs and restrictions.

Irving has also traditionally been one of the more affordable suburbs. She said she knows several families that live out there and go to a private school in Dallas. It’s only about a 12-minute drive.

Another anomaly? Having 25 groups come through an open house in August.

We’re all hearing the market is slowing a bit, but Howard feels like that’s not entirely true. Is it slow compared to last year when we were all busting at the seams to get out of the freaking house? Sure. But compared to 2019, the numbers aren’t that far off.

Not to mention, as I hinted at above, August does typically slow down a bit. Kids are getting settled in their schools and the real fall season won’t kick off until after Labor Day and run through Thanksgiving. Howard said they even considered holding the house from the market until after Sept. 6, but when they hit the MLS as a Coming Soon she said her phone wouldn’t stop ringing and that’s when they knew it was go time.

As I mentioned before, 437 Hanover Lane is a three-bedroom, two-bathroom, gorgeously remodeled home listed for $390,000.

The call for best and final has come and gone, but dang, it’s pretty, huh?
