Head to Brookhaven in Farmers Branch to Tour This Stunning New Home by Thomas Cusick Custom Homes

I always love the caliber of listings available in Farmers Branch. Thanks to a successful city-sponsored demo/rebuild program that incentivizes teardowns and rebuilds, you can find amazing new homes in well-established, highly-coveted neighborhoods. A perfect example of this is Thomas Cusick Custom Homes‘ newly completed modern transitional-style home in the sought-after Brookhaven Country Club neighborhood.

The remarkable custom build by the award-winning Farmers Branch-based builder is located on an oversized 0.35-acre corner lot at 14251 Southern Pines Drive, listed by Jessica Cazares of Fathom Realty. It features five bedrooms and five and one-half bathrooms, with a spacious floor plan of 3,675 square feet.

White brick, sharp black lines, and steep gable roof peaks define this modern take on modern meets farmhouse. Through the glass double doors, you’ll find extra-wide 7-inch engineered white oak floors, cathedral ceilings, chic lighting fixtures, and smart uses of space in every corner.

The heart of this home is the family room, which boasts a soaring ceiling, built-in shelves and cabinets, and sliding doors that open to the outdoor living area. The best part has to be the flat black fireplace that has hexagonal shapes you’ll be hard-pressed not to run your fingers over.

The kitchen is a delight, with a large island that has both breakfast bar seating and ample storage, quartz countertops, stainless steel appliances, and a walk-in pantry. There’s also some mighty fine wine storage. The dining area is bright and airy, with a wall of windows overlooking the backyard. The fixtures in both spaces are perfect.

The primary suite downstairs offers power shades and heated tile floors in the bathroom, while the other four bedrooms are split between the first and second floors. The primary bath has a standalone shower, vessel tub, a double-sink vanity, and plenty of closet space with built-ins.

The listing agent Cazares’ favorite part of the home is the office with vaulted ceilings and a special room adjacent.

“I love the office and hearth room next to it with a whole wall of built-ins,” she says. “It offers so much flexibility in how the homeowner can use the space.”

The downstairs flex room can be used as a game room, media room, or anything else you want, really.

Tom Cusick excels at building outdoor living spaces and this Farmers branch home is no exception. The outdoor living area is an entertainer’s dream, with retractable screens, an infrared heater, ceiling fans, a built-in grill, and a fireplace. The backyard is fenced and landscaped, with plenty of room for a pool if you wish.

The three-car garage has epoxy floors and an EV plug for your electric vehicle. The automatic gate gives you space in the sideyard for a sports court and more.

Just as beautiful as this home is, so is the generous tax rebate program it’ll receive from the City of Farmers Branch. As part of its demo/rebuild program, homeowners receive a property tax rebate equal to 100 percent of the difference between the assessed property taxes on this new build and the assessed value of the old home before demolition.

“Homeowners will enjoy a property tax rebate on this home for seven years,” Cezares says. “With prices going up everywhere, it’s neat that Farmers Branch is revitalizing the city with this program.”

Jessica Cazares of Fathom Realty has listed 14251 Southern Pines in Carrollton for $1.799 million. She is hosting an open house Saturday, May 27 from 3 to 5 p.m. and Sunday, May 28 from 12 to 2 p.m.
