In recent years, the Dallas Medical District, which houses UT Southwestern, Parkland Memorial Hospital, and Children’s Medical Center Dallas, has seen increased interest from homebuyers. Close to Love Field International Airport and downtown Dallas, this area offers a convenient location for work, play, and entertainment (hello, Victory Park and Oak Lawn!).

In this week’s Splurge vs. Steal, we’ve found two homes on the edge of the Medical District. One is in a duplex deigned by Texas legend Bud Oglesby, the other a brand new house with cedar and metal rooflines. Which one is your favorite?

The sophisticated architectural gem at 3727 Fairfax Ave. is a meticulous example of Bud Oglesby’s signature style with a seamless visual relationship between the indoor and outdoor spaces. This home is one half of a duplex with two bedrooms, two full bathrooms, one half bath, two living areas, and 1,746 square feet on two stories, built in 1964. It is located near Inwood Road and Lemmon Avenue.

Beautiful floor-to-ceiling glass windows and and sliding doors open to a private courtyard that leads to a detached studio with half bath and one-car garage. The courtyard is beautifully appointed and features night lighting on the many mature trees, landscaping, and hardscaping. The home’s open floorplan offers hardwood floors, updated bathrooms, and a high-end kitchen with stainless steel appliances, including a gas cooktop. This sleek contemporary has a new roof 2018, and a newly replaced off-street guest parking area.

This home was listed April 11 by Frank Purcell with Allie Beth Allman and Associates for $697,000, reduced to $647,000.

Sitting on a $25,000 foundation, the pre-fab house at 2826 Hedgerow Dr. looks sleek and cool with sloped cedar and metal rooflines and an unusual courtyard entry. This home has three bedrooms, two bathrooms, two living areas, and 2,030 square feet on one story, built in 2017, selling with a lifetime warranty and great insulation. It is located near Inwood and Cedar Springs roads, just one mile southwest of our splurge.

Walk inside and admire the 9-foot ceilings, 5-inch white oak hardwood floors, smooth finish walls, and solid core wood doors. The kitchen is the center of attention with its large bar island, custom wood cabinets, quartz countertops, Italian tile backsplash, and black stainless steel appliances, including a gas range and vent hood. The master bathroom is elegant with a freestanding soaker tub and walk-in frameless glass shower. The backyard has a privacy fence with horizontal boards and a 16-by-16 cedar deck.

This home was listed May 5 by Susan Griffin with Susan Griffin Real Estate for $489,000.
