The Definition of Downsizing With Style in The Medical District

You hear it a lot on design blogs: “Downsizing with style.” But what does that even look like? As more and more Baby Boomers look to shed the excess square footage for more amenities and less maintenance, you’ll be hearing it a lot more, too. But if you’re looking for a visual frame of reference, our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans is the definition of style itself.

Located in Cityville, which is perfectly located west of the Dallas North Tollway in the Medical District, this fully detached, single-family home has plenty of space for entertaining, both indoors and out.

“The home appeals to today’s buyer because it features the open floor plan, great ceiling heights, and wood floors throughout most of the home,” said listing agent Robert Kucharski of David Griffin and Company Realtors. “It also features a turn-key lifestyle with little or no upkeep, with small fenced front yard and private side courtyard.”

While the home is definitely more compact than most homes on the Dallas luxury real estate market, it’s not dainty, either. Clocking in at 3,049 square feet with three bedrooms and two-and-a-half baths, 3640 Miles Street is spacious enough to not feel claustrophobic, but not so large as to defeat the purpose of downsizing entirely. 

However much smaller this home may be, there’s no shortage of luxury appointments throughout, says Kucharski.

“This home features many upgrades that others do not have,” he hinted. “There are custom California Closets shelving and entertainment centers, and custom desk module. The kitchen was upgraded with custom cabinetry — some with lighted, glass-front cabinets.”

“Personally, the most attractive thing about this listing is the great choice of colors and surfaces throughout the home,” Kucharski mused. “It looks great today as will 10 years from now. The atmosphere in the home is peaceful.”

And if you’re a fan of dining al fresco with a view of the sky, the third-floor patio is party central.

“The third-floor rooftop patio — complete with grilling center and refrigerator — is a great place to get away and watch the world go round,” Kucharski said.
