Willow Park to Add More Rooftops to Booming Parker County Suburb

Willow Park, a rapidly growing suburb of Fort Worth, can expect Clarity Homes to build more new homes there, beginning in the fall.

Things are booming in Parker County’s Willow Park, where residences are in demand.

One of the answers to requests for more residential real estate comes from Wilks Development and Clarity Homes. Wilks Development recently sold its remaining 44 acres of residential property to the home builder. Clarity Homes now plans to build 80 homes in the second phase of The Reserves at Trinity, a neighborhood of single-family residences. It’s all a part of Willow Park North, the developer’s master-planned community.

Exciting Times For Willow Park

“It’s exciting as you look at what is happening in East Parker County,” said Kyle Wilks, CEO and president of family-based Wilks Development. The developer began with 230 acres, and in the past decade most of that Parker County land has been developed. “We’re extremely fortunate to be the steward of such a beautiful piece of property and watch the crescendo into a great mixed-use development,” Wilks said.

Wilks Development was founded in 2012. Brothers Kyle and Josh Wilks teamed with their cousin, Jess Green, to work on diverse North Texas projects, including historical renovation in Fort Worth.

Clarity Homes is a Fort Worth-based business with more than two decades in North Texas.  The builders have active properties not only in Willow Park and Fort Worth, but also in Aledo, Benbrook, Denton, Justin, New Fairview, Saginaw, and Westworth Village. Clarity Homes expects pre-sales on the new home sites, located off Meadow Place Drive, to begin in early fall. Lot sizes will vary, and prices will range from the upper $400,000 range to the $600,000 mark.

“Willow Park is a fabulous balance of suburban living,” said Will Bannister, co-founder and owner of Clarity Homes. “You find the tranquility of nature mixed with the urban conveniences that make family time easier. Plus, you are only a short drive to Fort Worth while close to the excellent Aledo ISD schools that families desire. If you want a small town feel with big city amenities, Willow Park is the place for you.”

Clarity Homes, along with Village Homes and Windmiller Homes, was a part of the initial construction at The Reserves at Trinity, which opened in 2020 with 91 home sites. The area includes a community center with a pool, bocce ball court, tennis court, outdoor grills, and walking trails.

Fast-Growing Fort Worth Suburb

Willow Park stands out as a Fort Worth suburb in fast-growing Parker County. According to the latest Census Bureau statistics, Willow Park’s population was estimated at 5,650 last year with 1,714 households. The suburb, with the growing popularity of the Aledo Independent School District,  is a magnet for families with school-aged children.

“We’re seeing a steady demand over the last 12 months,” Wilks said. “I attribute a lot of it to Aledo ISD.”

Willow Park’s recent real estate history confirms growth along the Interstate 20 corridor connecting west Fort Worth to Parker County’s sites.

“It’s been important to Willow Park as a whole,” said Nicole Ellis, Wilks’ marketing manager. “Wilks had the foresight 10 years ago that this was coming down the pike. They started with the shops there because there was such a need.”

Additional new residential construction is predicted to bring high interest to Parker County. Inventory of pre-owned homes has remained low, so the demand for new homes looks strong, Wilkes said. High mortgage rates have convinced some homeowners to remain in their current homes, benefiting sales in new homes.

“It’s a great time to be in new sales,” Wilks said.
