Y’ALL! (with an extra-long ‘aaaaalllll because this house is in the country a little bit, but it’s classy country like Dolly Parton.)

And even though it’s in the “country,” you’d never know it. It’s grand and beautiful and offers every modern convenience. Completed in 2020, it still has that new home feel. I can, and will, go on and on about the incredible open concept, the wall of windows that bring the most incredible views indoors, and even the massive primary closet that connects to the laundry room, which is like the feature of the day.

This modern farmhouse is set on two star-studded acres in Bella Ranch, an exceptionally well-planned gated community. The neighborhood offers walking trails and food trucks and so many events your social calendar will be packed.

But the thing that will make you absolutely lose your freaking mind? The backyard. It has a private pond that’s shared with only two other neighbors. It’s not a community pond, it’s your pond.

And I told you I’d gush about the interior, and I absolutely will, but just know mentally I’m still sitting out there on that back porch waiting for the temps to drop.

Okay, here we go.

Hand-scraped hardwoods that are so perfectly polished it looks like they’ve literally never seen a shoe. A kitchen that features an Italian Verona oven, a gas cooktop, one of the best-looking hooded vents I’ve ever seen, and a central island for the kids (or you) to go to town on Froot Loops every Saturday before the cartoons hit.
