What’s Developing: Rodeo-Themed Community in Mesquite; New Builds in Celina, Frisco, Arlington

If you’re in the market for a new home and you like rodeo, you can’t do much better than this development in Mesquite.

For the past two years, Centurion American Development Group has been developing a mixed-use community adjacent to the Mesquite Championship Arena, which it owns. Now, the Farmers Branch-based developer has announced which builders will be constructing the 336 single-family homes on the 54-acre Iron Horse Village development near Military Parkway and LBJ Freeway.

D.R. Horton, Gehan Homes, and Mattamy Homes will construct the homes. The lineups include 30 detached villas, 51 detached bungalows, 57 detached urban row homes, and 198 rear-entry townhomes. The urban row homes will be three-story homes and the rest single-story.

D.R. Horton homes will range from 1,409 to 1,854 square feet. Gehan homes will be from 1,750 to 2,230 square feet, and Mattamy homes will be from 1,805 to 2,290 square feet. Homes will start in the $250,000s. The typical home value is $204,027, according to Zillow.

The Iron Horse Village development also includes retail, restaurant, entertainment space, and 4.5 acres of green space.

In 2019, Centurion announced that it was spending $2 million to refurbish the interior and exterior of the 5,500-seat building. The current building dates to 1985. In 1958, bull rider Neal Gay opened the Mesquite Championship Rodeo.

Thanks to the landmark rodeo and a highway system that includes three major interstates, Mesquite is a happening place. The city ranked fourth in SmartAsset’s study of top-50 U.S. cities where homeownership under 35 has grown.

The development will feature decorative masonry and metal walls that reflect and modernize the rodeo culture of Mesquite, incorporating steel cattle, sculptures, benches, pathways, and native landscaping.

Villages of Uptown in Celina

Rockhill Capital & Investments and Horizon Capital Partners have bought almost 700 acres in Celina that sets the stage for the Villages of Uptown, a new community with 2,500 single-family homes.

The development will be built between Preston Road and the Dallas North Tollway route north of FM 455.

Villages of Uptown will be one of several new developments in the growing city whose population has grown 288 percent since the 2010 Census. Dallas-based Corson Cramer announced that it had purchased 220 acres to build North Sky Celina, a 783-home community. Two months ago, Centurion American Development Group also announced its 440-home Chalk Hill community. Learn more here.

Dove Creek in Frisco

Centurion American Development Group announced plans for Dove Creek, a master-planned community at the southwest corner of U.S. 380 and Coit Road in northeast Frisco.

The development will include 230 single-family homes, an amenity center, walking paths and trails, and a connected city park. Students will be in the Prosper ISD.

Beaver Homes and Mattamy Homes will be the builders in the 128-acre development. Homes will be priced in the $400,000s. Learn more here.

Viridian in Arlington (Second Phase)

The second phase of Viridian, a master-planned community developed by StreetLights Residential, has broken ground for its 343-unit second-phase expansion.

The second phase will offer several luxury apartment floor plans, ranging from 588 to 1,674 square feet with one-, two-, and three-bedroom floor plans available. The north Arlington development will also feature 32 townhomes averaging 1,902 square feet.

Amenities include a pool courtyard with lounges and entertaining spaces, co-working spaces, a resident library, conference room, art studio, fitness center, golf simulator, pet park and pet spa, and bike storage and private dining spaces. Residents will have access to over 500 acres of lakes, rivers, streams, and wetlands, as well as extensive jogging and hiking trails. Learn more here.

Fronterra in Lewisville (Proposed)

The Lewisville City Council approved a zoning change that makes way for Fronterra, a proposed mixed-use development that will include 201 townhomes, 773 multifamily units, and 40,000 square feet of ground-floor commercial space. The 35.77-acre tract was previously zoned from light industrial. The development is part of the Northern Gateway Plan that is bounded by McGee Lane to the west, Interstate 35E to the east, and FM 407 to the south. McAdams is the project’s developer.
