It’s really, really hard to find a home for less than $300,000 in some of the more desirable North Oak Cliff neighborhoods. Some of them need a lot of TLC, others are prime tear-down candidates. And then there are homes like 928 Lausanne. This adorable little cottage in Kings Highway could be such a super cool little house. And it could be your little project for just $250,000! Just think: Living small in Dallas would be so much fun in this home and neighborhood …

Marketed by Dave Perry-Miller’s own Kathy Hewitt and Steve Habgood, this 1921 bungalow property has two bedrooms, one full bath, and a good-sized lot for the area. It has had a few structural updates that have opened up the 1,200-square-foot floorplan, making the home feel much larger.

Of course, it could use a coat of paint all over the interior. We’d suggest a warm gray like Benjamin Moore’s Galveston Gray (they have the best grays, in my opinion!). It would look wonderful with bright white trim and furniture with classic lines and modern prints. Really, you can’t do much better than gray and white with some bright accents. Update the window treatments to a floor-to-ceiling style, completing the look.

There are hardwoods in the dining and kitchen areas, and carpet throughout much of the rest of the home. The ceilings have been vaulted in the dining room, and the master bedroom and living room featured raised tray ceilings, which adds to the transitional feel of the home. There are just enough windows to let in just enough light, making the rooms bright and airy feeling.

Now, the bathroom is the real project. I’m not sure what you’re going to do about those glass bricks enclosing the shower stall. You could really just tear it out, save the vanity top be re-installed over an antique dresser, and put a claw-foot tub, some period-appropriate hex tile, and some wainscotting in and bam! You have the perfect bathroom for a 1920s cottage!

One thing that you’d be crazy to change would be the spacious rear deck, which is just right for entertaining a crowd. Put a shade sail or a big umbrella over it for a cool, late summer spot for sipping cocktails and soaking up the vibe in North Oak Cliff. You can peer out at your chicken coop and garden, and enjoy one of the neatest neighborhoods in Dallas!
