Sleek and Minimal Townhome in SoHiP

Just to the south of the tony Town of Highland Park (seriously, look it up, it’s “town” not “city”) is a neighborhood of dense townhomes and a few condos. This area, some of which hits the Katy Trail, is called SoHiP, or “South of Highland Park.”

Just what we need, y’all. More confusing neighborhood acronyms like New York. To spare us all that, can we just call it Oak Lawn like normal people?

Anyway … This townhome is a corner unit just off Newton between Douglas and Throckmorton — a prime area for those who want a walkable neighborhood but not all the traffic. It was designed by local architecture firm Good Fulton & Farrell to be a contemporary structure that has tons of windows and a low-maintenance stucco facade. No Pepto pink walls and awful, vestigal terracotta tile roofs. This is sleek, utilitarian, contemporary design done well.

Inside, it’s sheer minimalism with lovely outdoor spaces.

Clocking in at more than 2,300 square feet with three bedrooms and two baths, this townhome at 4111 Newton, Unit 31 is sizable enough for a family, but sleek and compact in a way that will thrill true minimalists. With an open floor plan in the living and dining areas that allows the light to travel easily across the smooth espresso hardwood floors, you can imagine that this townhome will attract all kinds of Millennial homebuyers with its urban feel and unfettered design.

“We absolutely have loved living in this location, and our townhome complex is nice, quiet, and well kept,” says seller Hillary Grassano. “We are definitely going to miss living in this neighborhood, but are on to bigger and better — building a new house to be exact — which will be complete in November.”

We understand, Hillary, and we hope you selected one of our daltxrealestate.com Approved Builders for your new home. But we are thrilled that your townhome is hitting the market right now, as there are so many people who will be thrilled about the location and the price: $545,000.

Plus, that master suite is just so dang huge. Just look at the size of that bedroom! All of that natural light flooding in makes it such a perfect retreat. I’d probably put a couch in there, or maybe a comfortable chaise, so when it’s time to escape all the hubbub downstairs, I’m just where I want to be. And the master bath, well, let’s just say that the tub takes center stage, just as it should.

Up top is a spacious rooftop deck, lightly shrouded by some pine trees. Just imagine what fun this place is during the spring and fall! The sunsets you can have! My succulent garden would look great here, and all this deck needs is a yoga mat and maybe a water feature. What do you think?
