Thursday Three Hundred: Funky Little Forest Hills Home Reduced to $389K, Has Amazing Insides

We wrote about 9003 Groveland when it was still a Friday Four Hundred. But last weekend, when my husband was out on a run through the neighborhood with our son in the stroller, he snagged a bright yellow flier advertising this four-bedroom, two-bath home for $389,000. Whoa! That’s a huge reduction from the last time we wrote about this cool house, which was priced at $435,000, and a significant reduction from its original $449,000 price.

You probably still remember this home, as it is completely amazing and unforgettable. The cool exposed beam ceilings, interesting space, beautiful windows, all of it makes this home a work of art. The lot is huge at 100 x 160, and the backyard is spacious, with a multi-level deck that overlooks the treed and rolling terrain.

Realtor Mike Schmitt says that the home was renovated with pine flooring, a new kitchen with granite counters, newer cabinets, new appliances, and new glass tile backsplashes. Besides huge windows, two skylights in the living area help illuminate the home. Museum-style wall treatments make it an ideal place to hang an art collection. It’s a sizable split-level with more than 2,000 square feet.

There are two bedrooms downstairs, and two bedrooms upstairs. The upstairs master bath has been remodeled with a jetted tub and tumbled stone and glass subway tile accents. The upstairs has original pine floors that have been sanded and refinished.

But, I wonder if considering how truly fun and funky this home is, if it isn’t selling because it’s too unique? I know some Little Forest Hills residents feel that funky is what sells, but after a $60,000 price reduction, perhaps that’s not exactly the case.
