Discover Perry Heights and This Picture-Perfect Tudor at Open House Today

Want to have the ultimate urban experience, living in the heart of Dallas, near the Arts, Design and Hospital districts, concert and sporting venues, hot restaurants, and an airport … BUT – and it’s a BIG ‘BUT’ for a lot of us – you don’t want to share walls, ceilings, floors, or parking spaces with anyone or spend over a million to do so? Because multi-family and high-rise living seem to be the only options near downtown. Oak Lawn, Turtle Creek, Uptown – that’s all there is, right?

Dear reader. Dear, dear reader.

Have you forgotten about the delightful and historic single-family neighborhood known as Perry Heights? Perry Heights, which recently celebrated its 100th birthday, is the setting for the aforementioned ultimate urban experience – the one awaiting you at 4434 Vandelia Street, listed by Michael Doeringsfeld with Dave Perry-Miller Real Estate for $835,000. But, before we get to all that, you should have the bigger picture first to appreciate the smaller one.

Perry Heights measures three streets (Vandelia, Hall, and Rawlins) by three streets (Herschel, Prescott, and Hawthorne) and consists of approximately 115 homes (all with their very own walls/ceilings/floors, yards, driveways, etc.). According to local archive sources, the area was developed by wealthy real estate investor and car dealership owner, E. Gordon Perry. As it began to grow and prosper, it became clear in the ‘70s someone would need to combat commercial creep. So the Perry Heights Neighborhood Association was formed, followed by a smaller conservation district. The group was successful in closing off intersections and adding concrete curbs with flower beds to eliminate short-cut seeking traffic on its quiet residential streets. This brings us back to 4434 Vandelia Street.

This 1,916 sq. ft. home with three bedrooms and two baths is totally inspiring. (Why else would previous owners include a popular local artist and a published author?) It’s tempting to start with the backyard oasis, but for the sake of flow, we’ll start at the front of the impeccably maintained 1927 Tudor.

Note the stone walkway, beautiful overarching trees, and lush landscaping added by the owner. Stained glass windows (which convey!), original hardwood flooring, crown molding, and a beautiful fireplace just inside, all give you a sense of the home’s past, while details such as recessed lighting, flush-mount ceiling speakers, and an updated kitchen and primary bath bring it into the present. Are you a collector? Beautiful built-in glass cabinets galore allow for displaying your books, Herend figurines, or great-grandmother’s crystal.

The kitchen is the proverbial heart of the home and enjoys views of the backyard pool and spa. A mudroom with seating and a reading nook are adjacent to it, as well as the primary ensuite and guest suite with walk-in closet and hall bath access. A third bedroom is currently being used as an office.

There are some less ‘glam’ features we’ll bring to your attention that should definitely go in your ‘Pros’ column. There’s a motorized gate on the rear-entry driveway that opens to covered parking under a hardtop gazebo. And recent mechanical updates include new roofing (2021), pool refinish (2020), pool chlorinator (2020), water heater (2020), attic radiant barrier insulation (2018), and more. So you know you have plenty of time to relax until you have to start worrying about maintenance issues.
