31295-e1480648685592Am I in a rut? Whether it’s a Mira Vista Modern or a Mistletoe Heights Pre-War Manse (pre-World War I), the flatlander from Dallas continues to marvel at the stunning hilltop views in my adopted city. And since this is Fort Worth, they face almost religiously west.  Located in Bellaire Estates, 3000 Simondale, is a bit of a tease. It’s a split level with an ample almost 5,800 square feet, all concealed by lush landscaping, mature trees, and a low-profile, street-level façade. It’s a newish build at 1992, which means that the late 1950s era existing home was torn down — somewhat unusual in Fort Worth, but not uncommon in this area of large lots (this one clocks in at over two thirds of  an acre) and access to desirable Tanglewood schools.

Considering that the five-bedroom, three-bath house is over 20 years old, it has stood the test of time and still looks fresh as paint. And speaking of paint, the color scheme is boldly modern and the floor plan open. I love the bleached, wide plank oak floors. The dining room is in the front and blends contemporary and traditional elements which sums up the ambiance of the house

The principle living area is open to the kitchen, and a bay of nearly floor-to-ceiling windows captures the verdant views of the hilltop lot. The stone fireplace looks fashionably retro.

Facing into the main living area, the kitchen is suitably lavish, with cabinets of rich veneers, which conceal doors. Unusual and uninterrupted quartz slabs comprise the surfaces.

Naturally it is decked out with built-in everything from coffee maker, separate ice maker, and microwave. The cooktop is gas.

A subsidiary seating area off the bar has a comfortable club-ish  vibe. The owners’ furniture adds a playful Kelley Wearstler vibe.31295-01-e1480652396446

The master bedroom is made cozy with a fireplace and bed oriented to windows and the treetop views beyond. A rather jazzy sectional which should stay with house, wraps the room.

The en suite bath is consistent with the low-key luxury of the rest of the home, with  generous room for two.

From the second floor balcony you can enjoy the aerie views and the truly Fort Worth experience of sublime isolation on your own private patch of nature in the middle of town.

At ground level is a pool and outdoor living with an attached grill under a covered patio.
