Remodeled Ranch Claims LEED Gold

Today’s Friday Five Hundred is definitely a unique one. You don’t often see remodeled ranches that have legitimate green building chops, but this one is LEED Gold certified and looks absolutely amazing. It just hit the market and has some really interesting aesthetic features to go with its eco-friendly side.

“We talk a lot about drive-up appeal, and I normally don’t brag about a driveway, but this circle drive is made out of crushed granite. Slide open the barn door entrance and forget about having to fish for your keys — this home you can unlock with the palm of your hand,” said Rogers Healy & Associates listing agent Kristen Muller, who just put 4239 Walnut Hill on the market for $565,000.

“President of Ace Development, Nolan Schutze, kept the authenticity of a Dallas ranch-style home and conceptualized a natural look with the highest of all tech.  If you can show me a more advanced ranch style home in Area 11 on almost a half-acre lot for under $600,000, I’ll buy you lunch!” Muller said.

We can’t help but agree with her, especially since this four-bedroom, three-bath home has a fantastic open floor plan that will surely please a lot of buyers. The home tops out at 2,956 square feet with a two-car garage, which is not too shabby at all. And not only is it LEED Gold certified thanks to the many upgrades that make this home energy efficient, but it gets a gold medal for style and substance, thanks to the high-end finish-out and high-tech add-ons.

“Did the listing agent set off the alarm when she was meeting Shoot2Sell? Yes, I did, and Schutze was able to turn it off from his smartphone,” Muller said with a laugh. Technological integration is a feature a lot more homebuyers are asking for, according to Leah Shafer’s recent list of homebuilding trends, and for a home in this price range to be decked out and easily controlled from your mobile device? Brilliant!

Of course, some original touches remain, Muller added, saying that the hardwood floors were still in good shape for being more than 62 years old, so they  were kept. “The main addition is a spa worthy master retreat,” she said. “Of course it has access to a private little patio for you to drink your coffee in the AM, and a huge custom closet. A house this smart knows the master should be secluded from the three other bedrooms. No half baths here! Each bathroom was designed top-of-the-line and with intention.”

Well, my intention is to get a glass of wine and get inside that gigantic free-standing bathtub, for starters. The shower’s not too bad, either! I love the private deck, which really makes the master bedroom feel like a retreat to me. And that huge closet is perfect, and it has a window.

“To top it all off, it has a huge deck, new roof, and just basically new everything,” Muller said.
