Mid-Century Modest Charms With Great Layout, Staging

T300jimmillerLEADJamie Burkett with Davidson Lane Real Estate Group likes to call her latest, most adorable listing “Midcentury Modest” — a charming descriptor that is perfect for an updated Midcentury cottage in the Thursday Three Hundred price range.

Located at 6209 North Jim Miller Road, this three-bedroom charmer has two full baths and one powder room.

Burkett said it’s a “Mid-Century Modest offering the perfect blend of Pottery Barn charm and modern amenities minutes from Downtown Dallas.”

The upgrades start from the floor up — with 12 mm Hickory Creek laminate throughout the home, and then up to the walls — which were taken down to the studs in 2016.

And that kitchen? Next year, you could be cooking up Thanksgiving dinner in an oversized galley kitchen loaded with stainless steel appliances and designer features. It also opens to the dining room.

“We love the amount of counter space this kitchen features, which can handle a big bird with plenty of prep room for all the sides,” Burkett said. “The light-filled dining room isn’t cut off from the rest of the space which allows the entire family to be together without unnecessary clutter.”

A large living area gets a lot of natural light and boasts a fireplace for the chilly nights that follow turkey day.

And the cozy master suite is bright and airy, with a sleek, en-suite with dual sinks and a generously-sized shower. All the bathrooms received upgrades, including new granite.

And outside, a large backyard beckons as a blank slate — chicken coops? A garden? A large outdoor entertaining space?

Burkett brought in Karen and Eddie Otto with Home Star Staging to showcase the home’s best features.

“The home was already a super cute property but vacant and empty homes even when updated, can often pose challenges to buyers, especially with open floor plans,” Karen Otto said, adding that they worked to first best identify what the spaces were best used for, and then brought in furniture and décor that was the right scale for the home, so that buyers could better visualize themselves living there.

“If the room can handle the pieces, we’re going to make sure the scale works,” she said.  “In smaller square footage homes or unique room,s it’s especially important to show the spaces with furniture pieces that the buyer can actually see themselves using.”

Otto said that some selections were made to show prospective buyers that the 2,094 square foot home would be great for entertaining — and that it could actually accommodate a lot, right down to the three etageres chosen for the large wall so that buyers could see it as more than a blank space.

“For example in the dining space we used a six-seater dining table over a four-seater — people want to know they can entertain for more than four and if the space allows, we make sure it’s the right scale and style!”

“There is an art and a science behind what we do as home stagers and we’re always so excited to work with Realtors like Jamie who understand the value of the marketing services we bring to the table with our home staging services,” Otto added.

The home is listed for $335,000.
