My Blast from the Past: Hot Dallas Real Estate Market Means Major Markups

In January 2013, my Hubby and I were frantically looking for a house as our Preston Hollow condo was under contract in 3 days to a cash buyer (HOORAY!!!). I fell in love the minute I saw this Briarwood cottage and the For Sale sign out in front of 5118 Stanford Avenue.

I had dreams of renovating it – visions of farmhouse wide-plank floors, plywood_-floor_wide-plank_farmhouse_floor

I was going to make this happen! My dreams were crushed when I found out my offer would be the third back up contract and everything was going well with the first contract. DAMMIT. It’s not like perfect little cottages with screened in front porches are everywhere in Dallas. This house was a rarity! I NEEDED it. Alas, it sold to someone other than me. For $285,000. So you can understand my excitement when I recently saw it was on the market again.

Until my eyes bulged out cartoon-style at the price: $425,000! Oh, they added on to it you might say? Or it has a lovely white marble kitchen now? Nope. Unfortunately, it has not been renovated according to my past plans. It appears it has been leased for the past few years and per the listing, it has been “refreshed with new floors and fixtures.” For anywhere close to $140,000?! This market is on fire! The bathroom even appears untouched – though the pink is cute…this house would even look adorbs with this vintage pink kitchen! Here are some “befores” and “nows.” Contact listing agent Erica Gioia Kuppin if you have a vision for this darling home!
