Merriman Park Ranchette Gets Big Reno to Create Open Floorplan, Family Spaces

6231-Berryhill-ATwo words seem to be on the lips of almost all prospective homebuyers as they browse from listing to listing, no matter the price range: open floorplan.

Chopped up rooms and awkward spaces get a big thumbs down in today’s market. Those considering a renovation with a future sale in mind are wise to put their dollars into interior spaces that are light, bright, and flow easily from one area to the next.

Today’s Thursday Three Hundred offers just that. The 1959 ranchette at 6231 Berryhill St., near Abrams Road and E. Northwest Highway, is 1,596 square feet of open sight lines and airy rooms. Located in East Dallas’ fast-appreciating Merriman Park neighborhood, this 3-2 was recently remodeled to created that coveted open floorplan for buyers.

This house was listed Nov. 2 by Chuck Briant with Real Estate Marketing Association for $335,000, or $210 per square foot. Looking at nine neighborhood comps, this house is tied with the highest price-per-square-foot, which range from $153 to $209 (average: $180; median: $183). The renovations play a big part in that asking price: it’s a turn-key property with a cohesive, elegant look and feel.

This big, open space is staged well to show each area’s function. Together, the living room, dining room, and kitchen are about 930 square feet of space. The gorgeous hardwood floors run throughout the house, except bathrooms and kitchen, and help create that sense of flow.

The kitchen is a total remodel, with granite countertops, a stone backsplash, and stainless steel appliances, including a gas range (the microwave and refrigerator are not included in the sale). Even though its asking price per square foot is at the high end of neighborhood comps, this house is set apart by its “perfect package” presentation: open floorplan, smart renovations, family-friendly backyard, turn-key ready. All this for well under $400K. I’d guess we’ll be hearing about a contract soon.
