Yes, our North Texas market is hotter than a doorknob in hell with prices rising at a fast pace. But there are homes to be found for under $200K, and that’s what the “It’s My Mansion” occasional column is all about.

Today, we’ve discovered a cottage-style house at 3536 Delford Cir., near Shiloh and Ferguson roads in deep East Dallas. This home has four bedrooms, two bathrooms, and 2,070 square feet on two stories, built in 1960. It’s quite cute both inside and out, and the updates have achieved a contemporary vibe with hardwood floors, a fresh-looking color palette, and on-trend design elements, like white subway tile with dark grout in the kitchen and bathroom.

Located in the St. Andrews neighborhood of East Dallas, this home is a hop, skip, and jump away from the Dallas Athletic Club, a private golf resort established in 1919. It’s also walking distance to Cotillion Park, a 6.6-acre neighborhood gathering place with garden areas, picnic tables, trails, a playground, outdoor basketball court, and softball field.

This home offers two living areas, the first of which greets you at the entrance. The floorplan is L-shaped, and at the corner is a brick. wood-burning fireplace, painted white. This leads back to the dining areas, then kitchen. The kitchen is way above what you’d normally find in a home under $200K, with granite counters, new subway tile backsplash, white cabinets, and a stainless steel gas range and dishwasher. The reno also added recessed lighting, which keeps the space bright. The first living room, dining area, and kitchen have beautiful real hardwoods, too, another rare find in a home in this price range.

The bathrooms are updated in this house with granite countertops, new fixtures and lights, and subway tile that matches the kitchen. They look great. The bedrooms are upstairs with new carpeting and ample-sized closets. There’s also a large bonus room upstairs—that second living area—which could be used as a media room or home office.

The backyard is spacious with mature trees, partial privacy fence, and an attached two-car garage. There’s also a large storage shed.

This home was listed Nov. 2 by Ben Burnside with Era Cornerstone Realty for $199,900.
