Everyone Loves East Dallas, But Life is Pretty Sweet on Sweetbriar With This Remodel

I love East Dallas and use to live in Little Forest Hills back in the day. And if you walked all the way through to the edge, there was street called Buckner Blvd. It’s not a little-known street or anything. It’s a major one. Everyone knows Buckner. It’s the street with that Underground House on it.

Well, move over, subterranean house, because there’s another showstopper in your midst. Actually, there are quite a few because that area is killer, but this one just listed.

Keeping it Close to Home in East Dallas

It’s the latest remodel from the Twenty One Group. Owners Anam and Aamir Hashambhai have been completing remodels since 2017 – first in Fort Worth and most recently (2021) in East Dallas. It’s the part of town they call home and they have a lot of passion to keep it looking right.

Their strategy is pretty simple – buy houses in need of repair and then “diligently convert them into exquisite rental properties or charming homes for new owners.” They pride themselves on completing remodels that fit within the neighborhood and stay true to the era of the home while adding a little modern-day razzle-dazzle.

Their latest on Sweetbriar is even more unique because it sits on a .68-acre corner lot. Doesn’t sound that big, right? Well, peep that backyard. It’s HUGE and it has a covered back porch lined with wood planks and a fresh new fence.

All The Outdoors You Desire

Compass’ Amy Sack loves the home and all the updates – they’re almost endless – but she cannot get over this lot. Where else are you going to find such a large lot in a prime location with a single-story ranch-style home for under $1 million? Sack said you could put a pool in the backyard, add a sports court or pickleball, and still have a patch or 20 of green grass leftover.

Now back to those updates … The floor plan has been tweaked slightly and opened up with the living, dining, and kitchen all flowing together. The interesting part of this open floor plan is it feels so natural. There’s a very clear separation from the kitchen, defined by a couch. Here’s the thing – Even though the couch doesn’t back to a wall, it still doesn’t feel like it’s floating in a sea of living space either. See what I mean? Clearly defined.

The floor is on trend, the moody black accents (including black stainless steel appliances – HOORAY) are, too, and so is all the sleek tile.

Sack has 2515 Sweetbriar Dr. listed at $875,000.
