Oak Cliff is a Dallas area with a rich history, and some of the most storied neighborhoods in the city. Keistwood Estates is one of them, with gently rolling hills and mature shade trees. The more than 400 homes in the area represent the largest, intact concentration of midcentury ranch style houses in Dallas.

Our Tuesday Two Hundred, at 3306 S. Franklin St., offers three bedrooms, two bathrooms, two living areas, and 1,875 square feet on one story, built in 1955. This is a recent remodel with a fresh, updated feel, featuring one-inch oak hardwoods throughout, fresh paint, and lots of updates. Low-E windows, attic insulation, and a tankless water heater provide important energy efficient details for this home.

The Kiestwood Historical Homeowners Association community, where this property is located, is bounded by Kiest Boulevard on the north, Southwood Drive on the south, Cedarhurst Drive on the west, and Hampton Road on the east.

The Kiestwood area was built between 1950 and 1965. Set among rolling hills and wooded lots, new upscale homes were constructed to meet the needs of post-war families with good jobs and for the up-and-coming managers and executives who worked at nearby…The structures were a mix of builder houses (principally Fox and Jacobs) and custom built contemporaries. The original area was made up of the Kiestwood Estates and Southwood Estates subdivisions…Architectural details like wrought iron and iron lace trimmed porches, ceramic tiled baths, formal living areas, dens with knotty pine paneling and fireplaces, and large open yards are typical here. Some of the first Dallas area homes that included master bedrooms with walk-in closets, vanities, and dressing room built-ins were built in areas like Kiestwood. These features set this area’s homes apart from most of the other upper-middle class neighborhoods.

This home is about a block from the south side of Kiest Park, a 263-acre public space with a rec center, trails, garden areas, basketball court, baseball field, sand volleyball court, playground, softball field, tennis court and center, and more.

The front of the house features the large first living room, flowing into the formal dining room with recessed lights in both rooms. The kitchen is renovated to offer travertine flooring, white Shaker-style cabinets, granite counters, and stainless steel appliances, including double ovens. The breakfast area’s wood accent wall is totally on trend. The second living area, off the breakfast room, has recessed lighting and a gas log fireplace.

In the master, there’s a custom closet system against one wall and a bathroom with a jetted tub. The second bathroom offers built-in cabinets, travertine tile, a new vanity with contemporary sink, and a jetted tub. All three bedrooms are spacious with those gorgeous hardwoods.

In back, enjoy the large yard with board-on-board fencing, mature landscaping, and a two-car garage.

This home was listed Nov. 11 by Rob Elmore with Dave Perry-Miller Real Estate for $259,000.
