Just Listed: Your Small Business Dream Location in Oak Cliff

Before we even get started, CocoAndre isn’t going away. The Oak Cliff confectionery is just moving their production elsewhere, which is a really good thing because, chocolate.. It’s an incredibly cool success story about women entrepreneurs — heck yes. And if you don’t know the story, I’ll give you a little background.

Part of the CocoAndre magic is the blend of “European techniques with modern flavors from Mexico.” Mother and daughter are responsible for those flavors.

Just over a decade ago, Andrea, master of truffle creation and chocolate design, and her daughter, Cindy, who was in the business of construction, found themselves both unemployed. That’s when they decided to take matters into their own hands, literally. They started their own chocolatier and they’ve been an Oak Cliff staple since. Now as they move on to larger pastures, they’re leaving the cutest commercial space up for grabs.

The cutest commercial space in the coolest location – CD 7, Bishop Arts. As in a conservation district so all the cute is protected and here to stay.

As for the physical address, Dave Perry-Miller’s Emily Ruth Cannon, pointed out it’s located directly in between Bishop Arts and TYPO, the new shopping district a half mile west of Bishop Arts. As each area continues to expand, the shop’s new owner will sit nestled in the heart of it all.

Built in 1917, all the charm and character remain in this commercial space. It’s just been updated to include a commercial kitchen, dining, and retail space plus the attic has been converted into an office.

There’s off street parking for eight and a drive-thru window. Whaaaat? That’s right, beep beep dreams coming true. It also has all those good vibes of a successful small business already built in. And I’m sure it smells like Heaven.

The space inside is beautiful. Crisp white walls, luxury plank flooring, minimalist fixtures, custom shelves and the most amazing mural. It’s as fun and happy inside as it is on the exterior.

Cannon has 508 W. 7th Street listed for $1.24 million. There isn’t an open house, per se, but you can stop by, take a look, and eat some amazing chocolate pretty much anytime during regular business hours. Of course, private showings are also available by appointment.  To entice you, here’s a look at the truffle menu. (I’m sorry and you’re welcome.)
