Here’s What’s Happening at The House, Which Can Be YOUR House

The-House-ExteriorI spent some time recently at The House, the newest of the sleek contemporary high rises in Victory Park. Every time I leave I am more impressed than ever with the 28-story high rise and the values it offers for downtown living. The House is one of the best values in town if you are looking for a high rise, and probably the only place where you could get some serious square footage with views for under a half million dollars. I think the location is better than the W, and the common/public spaces are nice, too. The House is your best bang for the buck in the Uptown Victory Park area.

But it won’t be for long: buyers are figuring this out, and the sky homes are selling. Of 133 units, 97 have sold and closed and 6 are pending. Which means that more than 75% of the House units have sold.

The-House-Kitchen The-House-LR-DRThe-House-LRThe House was clever enough to open the units up for lease when the market was soft, during what I call our “mini recession”. They knew the “try before you buy” strategy would net some buyers, and it has.

This unit is 1105 on the 11th floor, marketed by Dave Perry-Miller’s condo dream team of Beth Borman & Claudine King, co-managers plus Brittani Frankoviak, Tucker Bomar, Sharon Quist and Emily Ray Porter , and has great, unobstructed views of a slice of the West End, Reunion, Victory Park, Uptown and the Calatrava Bridge. (Dead on Downtown views might be found in the $700’s units.) There are 1603 square feet, one bedroom, one and a half bath, study nook, huge sweeping kitchen/living dining room. There is also a large balcony off the formals. This home has coffee-stained hardwood floors, museum finish walls, beautiful marble-decked baths and a thick marble slab in the kitchen. The kitchen sink is extra deep and sports a commercial faucet. Every House unit was equipped with Wolf and Sub-Zero kitchen appliances. There is a laundry closet for a full-size washer and dryer, and some of the best storage space I’ve seen in high rise living.

The-House-study The-Hosue-master The-House-master-bath The-House-ViewBut it’s the amenities that generally draw buyers in to this building as much as the bargain basement pricing: the outside terrace sports a 130 foot lap pool, there’s an owners lounge, guest suite, a fitness center, conference room and many more homeowner amenities, from the Concierge to valet.

The building was built in 2007, and buyers may wonder about the condition of the units that were leased and are now for sale.

“They have been re-freshed completely,” said Beth Borman with Dave Perry-Miller,  heading the House sales team. In fact, it’s like getting a whole new condo.
