Enjoy Affordable Country Club Living Next to Shady Oaks at Indian Creek Condominiums

I got my hand slapped by one of our readers for my attempt to unearth affordable single-family housing in established neighborhoods. I set my ceiling at $350,000 — close to the current median house price for Fort Worth — and I did manage to find two options below $300,000. I also pointed out that options have improved for condominium living.

Two downtown Fort Worth buildings with history offer modern loft living for under $250,000. You can buy a one-bedroom, one-bath unit in the Neil P. for $225,000. Or you could purchase a two-bedroom, two-bath apartment in the Texas and Pacific Lofts for $249,000. And that’s just to name two urban choices.

But what if you want a bit of green? Maybe including a pool and even tennis courts?

Country Club Style Living

Indian Creek Condominiums

For value and location in a lovely setting, Indian Creek Condominiums are nearly impossible to beat.

The exterior is a bit ho-hum, betraying its 1970 vintage. Get on the association and suggest a snappier shutter and door color.

Location? Burton Hills at 1121 Roaring Springs Road — a mere stone’s throw from Shady Oaks Country Club. The area has a sylvan charm. Roaring Springs Road is a somewhat lumpy, not bumpy curbless drive with dense green spaces on either side of the road.

Country Club Style Living

The two-bedroom, two-bath condominium contains nearly 1,100 square feet of tidy living space that I would describe as semi semi-open concept with partial walls defining the living room, dining room, and kitchen. Floors are a rather convincing wood-look vinyl.

The galley kitchen has ample openings to the dining area, keeping it from feeling confined. It’s a very cheerful space with bright white appliances and lower cabinets with pleasing celedon painted uppers. Countertops are granite.

The unit has a true primary suite with an attached bath — recently renovated — also with granite counters and a walk-in closet. The second bedroom is currently being used as an office.

Throw in a private paved patio and what’s to want? Perhaps two covered parking spaces. All of this is securely behind gates and it’s a one-story, ground-floor unit, which will be a draw to some.

Indian Creek Condominiums’ $337 monthly HOA fee may be a dealbreaker for some buyers, but it includes landscaping, building maintenance, insurance, access to tennis courts, and two pools.
