The property will go to auction online November 9-12th. Those interested in bidding can both schedule a viewing and peruse the property online. 

This 345-acre property is a treasure trove of wildlife and scenic beauty located just south of downtown Jefferson. While there are no residential structures, there’s a multitude of other improvements.

“The owner has dramatically increased the value of the property by putting in really nice new roads, flood-controlled duck sloughs and deer and duck blinds everywhere,” ALC land specialist Clayton Pilgrim said. 

All manner of wildlife abound on the site– from deer, ducks, fish, and even the occasional alligator (!) — making it an ideal property for both hunting and observing nature.

“You can ride three or four hours down the river,” Pilgrim said. “There’s the cypress trees and moss, deer and ducks and alligators. It’s incredibly cool– if you haven’t visited this area of Texas yet, you should.”

The 5,000+ feet of river frontage flow directly into Lake Caddo — Texas’ only natural lake. The connection makes the property seem even larger, with access to private bayou as well as popular, public lake waters.

The diverse virtues of the property also mean that there are diverse uses for it.

“Our new owner could make several different approaches at it, from developing riverfront housing to a private family hunting compound weekend retreat to a corporate retreat,” Pilgrim said. “The property’s a blank slate.”

Another of this property’s top highlights is its accessibility. It’s minutes from Jefferson, an hour drive from Shreveport and a two and a half hour drive from Dallas. It’s the best of both worlds having a bayou wonderland to yourself, with the easy ability to mosey into town for restaurant grub. And Jefferson is a fun, funky little town to have access to. There’s always something going on, from car shows to annual Bigfoot conferences. 

The property has previously been listed at $2.6 million, but there’s no telling what it might go for in November’s auction.

Bids in the online auction will be kept completely confidential and the final phases of bidding will be held over the phone with the highest bidders to ensure live results.
