A Texas Transitional That Chip and Joanna Will Envy!

Waco may have Chip and Joanna Gaines, but Dallas has the Kelloggs! This husband and wife team has spent over a decade renovating homes. Naturally, that led them into new construction and a name change for their company. Richland Builds now specializes in family-friendly, sensible, stylish homes like this beautiful Texas transitional.

What makes a Richland Builds home so different? “We are working in an industry that hasn’t evolved in decades,” Derek said. “I love that we not only build but rebuild homes with a classic design in mind. We work on an imperfect product and on an imperfect surface, so perfection is very difficult. But I do know the experience and the process can, and should be, enjoyable.”

Derek has spent many years with clients going over their wish lists. He never stops studying the way people live, and now work, in their homes. He’s a builder with a vision and a proven method to streamline the building process.

“When we build a spec home, Derek takes everything from those wish lists and tries to make it a reality,” Jenny said. “He never stops analyzing and is always inspired by his surroundings. He also has a photographic memory, so that’s a bonus!”   

And it’s another bonus that Jenny is a Realtor with Allie Beth Allman. With a father who was a builder and broker for years, it made perfect sense to get her license.

Because Derek designs homes for the way people live, he’s a proponent of large open spaces with plenty of room for family gatherings. He also creates a flex space in each spec home because family needs change over time. 

Privacy is as important as practicality. Every bedroom has an ensuite bathroom. A guest powder bath is included upstairs and washer-dryer connections, so the kids can do their own laundry. That is, frankly, brilliant. 

This 5,622-square-foot Texas transitional was sited in a way that takes full advantage of the view. “The whole backyard overlooks the creek and the fields of Lamplighter and Hockaday,” Jenny said. “So many houses are fishbowls from the front and offer little privacy. The front of this house has the study and guest room.”

It’s all business in the front, party in the back!

And if there were ever a kitchen that’s about a party, this one is it. It acts as a center for the large open-plan family living area. A double island that can seat every family member overlooks the covered patio. “It’s the mega-entertainment center,” Jenny said.

It’s also cleverly designed. The one thing people don’t generally think about in an open-plan design is all the items no one wants to see. “Derek designed a hidden pantry next to the fridge,” Jenny said. “You walk inside, and there is countertop space for all the items you don’t want sitting out, so your kitchen looks great all the time!”

This Texas transitional has five bedrooms, five bathrooms, two powder baths, two laundry rooms, and three enormous living areas. “Everything was thought out to focus on entertaining and on family time and usable, livable space,” Jenny said. You understand with a large family home, there will be multiple vehicles, so Derek designed a three-car front entry garage with extra parking on the side.

Of course, marketing an open-plan Texas transitional home can be confusing for buyers if it’s not staged. “Paige Kutchler of Look Interiors did the staging for us,” Jenny said. “ She did an awesome job, and you can see easily see how the space lives.”

Admiring the fixtures? The interior design selections like the lighting and tile were done by A Well Dressed Home.
